Nice thread. Can u tell some details about dha ph1 orchards plots.

Sir they are ready to construct plots and a beautiful place to live…After crossing the entrance of dha phase 1 you will see a tunnel going on the left side of the road which leads to the orchards.Standing in orchards will give you feeling that you are standing in valley.

Are DHA Valley small residential/commercial plots good for investment? What are the current rates for the smallest plot and what could we expect them to be in the near future? Also, what about development and possession?

@ junaid dha valley is a long term investment and development will take time…Own n good blocks varies from 5 to 10 lacs depending upon block,location and size…Cannot say anything about possession.

What is price range in dha orchards and which sizes are available. Any farmhouses already constructed there?

Sir those are not farm houses plots…They are 1 kanal residential plots…Good plot usually costs around 9 million now a days.Many houses are already constructed and many under construction.

@sadi what is the Price for 1 kanal plot in DHA Phase 2 P block and development status

Sir development is currently going in N block…In P block,kanal plot varies from 47 to 56 lacs…btw if you want any deal,i can buy you a one.

How much is 1 Kanal plot in DHA Phase 2 ext.I seen some ads from 2 million to 3 million.These plots are in which blocks?

Are they good for investment and is there chances of growth?

Please advice about the status of DHA Villas in Valley as there are lot of houses on sales but status of possession and development in this area is not clear.

@ ali raja…Sir development work is going on in initial blocks and they are just ready to be acquired.Do not know what are thinking but it is heard that possession will be given in some time.

@ s arshad.Sir those are just the files of phase 2 et where development work will take a very long time as it has not been started…Prices of those files are around 2 million plus and one have to deposit the development charges 1.5 million on demand as well but that is a long term investment.

@ sheikh sb..Sir basement sector shop costs between 4 to 4.5 million..Ground floor between 5 to 6 million and cost of first is almost same as basement.

for defence paradise plan is as follows..

1) 1704 sq ft flat= Rs 85 lac.

Down payment= Rs 8.5 lac.

Rest in 3 years installments.

2) 1320 sq ft flat= Rs 63 lac.

Down payment= Rs6.3 lac.

Rest in 3 years installments.

3) 920 sq ft flat= Rs 40 lac.

Down payment= Rs 4 lac.

Rest in 3 years installments.

For 2nd storey extra charges= Rs 2 lac

For 3rd and 4th storey extra charges= Rs 1 lac

For 5 to 10 storey extra charges= Rs 50 thousand

For 11 to 20= No charges.

For defence tower 1,Own of almost 1.5 lac is going on classic 1 (622 sqft) flat and a bit more own is going on for 920 sqft..

For tower 2 booking just got closed recently and small amount of own is also going on them..

Defence residency flats+ sector shops are also on own.

I aggree that DHA valley commercial and residential is a very good investment opportunity.

Dear Saadi , wot is the status of DHA isb phase 4, and wot is the market rate of phase 4 files?
