Is Bahria Enclave Good Option For Residential Purpose?

I will be thankful for your expert opinion regarding purchase of plot in Bahria Enclave, Islamabad. Is it a good place for construction of house considering the available facilities?

What are the prices of 35x70 and 30x60 sizes?

BE is a very nice option available in the market in every aspect, location and price wise keeping in the mind the facilities like non stop electricity, security, green areas, lakes and development wise it is probably the best area currently. The 3060 plots are not ready possession yet and a profit of 7-9 Lac is being demanded in market for it. 3570 plots in phase 2, which are ready possession the price ranges from 14-20 Lac Profit. 3060 was launched for 4000000, 3570 was launched for 6000000, The initial booking, 3060 plots are not developed yet. 3570 plots are ready for possession in Zone 1 where they have almost all the facilities and one can start construction. In Zone 2, 35*70 plots are not ready for possession and prices are low as well as compared to Zone 1. One more thing, the profit rates i told you vary from plot to plot, according to the location, profit can be less that what i quoted, i just gave you a rough idea. Pls consult 2/3 Real Estate Agents before finalising any deal. Best of luck. Regards,

Bahria Enclave is beautifully developed. I would suggest you to go for plot in Sector-A (Old map area) for residential area, as the same would remain central hub of this whole project.

Current price of 30×60 which is 8 marla is around 32 lac. I checked today with few big agents like Prism and vertex today. Profit is increasing day by day

Bahria Enclave is on just 15 minutes drive from Sarena Hotel. Scenic area, v.good planning and development standard

Initial price at the time of first launch was: 2550 15 lekh 3060 22 lekh 3570 30 lekh 5090 60 lekh

New booking plots are also available in market and purchaser can pay remaining amount in installments.

Mr. Nasir, Mr. Khan & Mr. Kamran,, thanks for your valuable suggestions...can you confirm that what stage development of 30X60 size plot is??? i mean how much development has been completed and when these plots will be ready for possession...as 35x70 size plots are costly..I intent to start construction after 2-3 years.

Further, can you refer some reliable/reputed real estate agents dealing Bahria Enclave???

30×60 transferrable files are available at the moment. New revised map is coming just before or after eid. Possession will be june or july 2014 as told by bahria authority. If you have to start construction after 2 or 3 years then I would say it is best time to invest in bahria enclave because once new revised map will be in place, then prices will be out of investment benefits.

Yes I can refer you good agent but first do visit enclave first and talk with agents then I would help you better.

Once possession will take place then price would be sky high.Rest Allah knows better.

You are very right, once the map will be out or NOC is granted then prices will be out of control as happened last year like 10 marla jumped from 30 to 60 plus in weeks.

I cann't understand "once the map is out or NOC is granted". Normally you select the plot from map. If map is not available then how can one decide regrading the location of plot? however, i have noted that all of you have strongly recommended that it is good time to invest in 30x60 size plot...

These 30x60 plots are newly advertised by Bahria or these are the one advertised about 2-3 years back?

Dear faisal Old map is available at the moment and all transfers of plots can be done on this basis. I am not a dealer but I can refer you to dealer, please message me your cell no. Dear IB These are old plots on which installment has been done already and limited plots are on sale with profit.

I would recommend to purchase asap if you are interested because new revised map would be made public before or after eid. This news is very hot at the moment.Rest Allah knows better.

There is also a news that Bahria would launch new plots of 8 and 5 marla with new price which definately will be of much higher price as they have done earlier with 10 marla as acknowlege by Mr. Khan in this discussion thread.

Dear faisal, profit of 30×60 has been increased to 12 lakh and fifty thousand. My friend got this offer today from dealer. Any delay will cost more day by day.Also 8 marla plots are short in number or short for sale in market.

Its quite possible that Bahria Enclave could be generating genuine investment interest but my advice would be to remain vigilant and thoroughly research your options before finalizing a deal. Somehow, I am not fully convinced with this sudden boom in prices of non-possession plots here....I have fears of a "Bubbly" enclave developing (file bubbles are the worst).

Infact, a few days ago, my first cousin bought a plot file in enclave. Within days, he was being offered 2 lacs profit by his dealer whereas there were New ads being posted on various sites for same dimension plot, demanding the Old price! We even called up a couple of ppl to verify the ads, & they were genuine. Again it could be just a bizzare coincidence, but its best to remain alert to the happenings in the market.
