What is good land (5 year) investment in or around Islamabad for about 40 lac?

40 lakh is very decent budget. You can buy anyway really, just look for good reputable society i.e bahria, dha, jkchs, multi and invest there. You can buy in multiple societies with that budget, small plots and diversify your options so either your investment will grow one way or another. You can buy either or multiple places which could be bahria phase 8 possession plot, pechs possession plot, files such as dha valley, gulberg, top city-1, b-17 e block.

Gulberg is a good option for long term development. You may also consider Multi Residencia Project of MPCHS, I think it can generate a very good return for you in 5 years. 30x60 all dues clear plots are now available in the market at 12 to 14 lacs and possession is expected next year. Very safe and good investment.

AWT and ECHS are also good option. You can go for Kanal plot in these socities.

FOECHS is also good option.

E-16/ E-17 are also very good options for 5 years time frame.

Ur time frame and budget are very decent try to get a plot in f 15 its a good option as 60 percent area is already developed. Also e 17 is a very good option after 5 years it will be a populated area.
