Approximate per marla rate in Jammu and Kashmir Zone 5 is Rs. 60,000 per marla. So, I deem that there is an investment potential in the locality.

Safe and will rise as Section 3 of Kashmir Highway approved, it will have positive impact on G-15.

Long term investment,but it is a good investment because plot prices are very good
New booking price done in jan by jkchs they increase the price 7 marla 800000 and 1 kanal 2000000 adjacent to gulberg where 30 60 is 1700000 so lot of potential but only if they develop it soon but they have land and no issues so it is safe.
I think its a dead horse and they will only start proper development after gulberg... Excellant location but performance is very poor
Dear brother new booking price was 650000 30 x 60 plot . And u can find old booking file on 170000 profit. Cost of land and development charges were 297000. Good project but for long term investment minimum it will take 3 to 5 years

One more thing, on CDA's site, its written that NOC is not issued. Will that be a problem?

I have noticed though that prices have started to decline…don’t know why? Is it due to development or NOC or something?
Very poor progress of jkchs in zone 5. I think they are currently focusing on F16. Gulberg is better than jkchs. Location and development of gulberg is better.
Location wise both are exactly the same. Only difference is road access and prices. Gulberg is triple the amount of JKCHS! Gulberg is far over priced and yet development is at snails pace so would not exactly credit it for being a safe investment. JKCHS management appear to be neglecting zone v and f-16 sectors.
F16 files were issued in 2005 still no signs of development so you can get an idea of their phase but if you can hold it for 5 year or so it will be very good investment assuming prices are half as compared to gulberg

Development work in JKCHS zone v was at good pace before eid but now prices are declining unsure whether development work has stopped transpired to price change. Can anyone confirm development progress?

Khan bhai, that is doubtful considering FT is in zone 2 and DHA Valley was just artificial due to rawat rumour was a smoking gun / excuse just to hike the prices in zone 5. There are hardly anyone selling in JKCHS zone 5 but those selling now are investors whom are selling still at profit but profit rate was 2-2.5 lakh and now its 1.75-2 lakh profit rate hence why I say prices are declining a little. It could be due to people are waiting for new management hence why prices are declining...don't know exact reason to be honest?
There are genuine reasons as to JKCHS zone 5 prices are declining...in my opinion its due to development. We need an expert opinion, if Syed Ibrahim can voice his opinion that would be great!
Dear sheikh sahab though i am not an expert but personally in this decline there are different factors. Ist of all jkchs should establish an office in zone 5 or 4 which should deal only for zone 5 project. 2ndly they should seriously consider on there access from jkchs zone 4 agro farms to jkchs zone 5 as there is no direct good access from express highway u have to use a village road which is very pathetic. Another main thing is that gulberg is in market with huge marketing but there is no marketing, advertising by jkchs. Management committee should seriously work on jkchs zone 5 ( access, development and promotion ) otherwise this project will be a dead project by a better housing scheme.
I was speaking to a couple of other JKCHS investors a few days ago and they said hopefully new elections will bring some sort of good news hence why JKCHS projects in F-16 and zone 5 are on a standstill and their is not much selling activity going on especially in zone 5.
Zone 5 jkchs when it was launched jkchs was so reputed during the era of Akram shah that when draws were done in jinnah convention center there were 10 applicant against one plot and I remember own on first day own was 5 lakh for a file the plan was to launch a expres way just like gulberg and at begning farmhouses scheme and than later resedentia same pattern as gulberg but with new management and they sold lot of land in farm house they don't have access they should get access from gulberg as it is adjacent to gulberg H block So bottom line get access from gulberg Elect efficient management. Bright future only regain the cofidence of member again then you will see the improvement.Chepest investment at this time.
