I recently visited Jammu Kashmir Gardens Zone 5 with a plan to invest in residential plots. At present dev work is slow and with this pace possession is expected in 3 years.
Good things about this society are reliable name, all land acquired and its location. Low price is another competitive factor where it can beat giants like Gulberg. Its 30x60 price is 6-8 lac and that too in installments with 50% as down payment while in Gulberg its 22 lac in latest booking.
My question to experts is why there is a difference of about 1-2 lac in demand of e.g. 7 Marla? Does it have anything to do with old/new bookings? Also when is balloting of plot numbers expected?
Yes, the difference is just because of old/new booking development cost rates differential, they have NOC issues, plus the management is not very much dedicated, I don't know if the AGM is done or not it was due last month in February.
No doubt a very good but long term investment, it is the cheapest investment in Zone 5 rite now, second is DHA valley.
