I have been planning to buy a plot in lahore. I did a lot of research. So 3 months ago i started to look for plots. Most of them were in range. I have saved around 12 to 13 lakh. I could buy awt, beacon house society, chinar bagh ( i don’t like chinar bagh cuz many of their plots are mortgage and management is not good at all) nfc phase 2, and couple of others. Among all of them i liked beacon house society cuz management is very good. Location is good and it’s a small society. I went there a couple of days ago. Prices of plots which were 12 lac for 10 marla is now 18 lac 10 marla. I was very disappointed. If couple of lacs are raised that’s fine but 7 to 8 lac extra is a lot of money so i had to let it go. Went to awt and its the same. Prices went so high not few lacs but lots of lacs. Nfc phase 2 is still considerable but it’s gonna take time to develop and they even raised their prices. My uncle who is a property dealer and few of my friends who are in this field said prices are unrealistic. It’s been increased coz of foreign investors. They told me that many foreigners have bought lands from them. They said i should wait coz prices will fall down in a while… I am planning to get a plot in nfc phase 2 but they said i should wait…Any suggestion from the property dealers or investors here? Ajmal bhai..... Although some brothers and sisters strongly disagree with me, i have been arguing exactly this point in my post titled "wait or buy", you should not wait too long. Even if you get a property which is 50,000 or 1 lakh more expensive than the market you should do the deal and not get into delay as long as the plot is located at a nice place in the society.
I cannot understand the logic of 'prices will fall down'. How will prices fall when the rupee is sliding against the dollar on a daily basis? Why will people start to sell lower than their purchase in real terms?
Only prices of files (where society has not yet purchased the land) can fall.
I would agree with pk1, what is the logic behind price fall in near future? Are the foreign investment got finished? All foreign pakistanies have purchased plots and they will not buy any other plot for another 10 years? Dear bro if you will wait further, i fear you will not be able to get a plot in any good society. Thanks

I know nfc 2 personally. Its prices are not going to fall at all. Infact its prices will increase definitely soon. Dont wait. Go ahead and make ur deal.

Harris sahab apparently there are too many optimists around for the last several years which is why the graph of prices in societies with possession is increasing on almost daily basis.
Absolutely sir, but there are dimensions to it. People who buy a plot and then wait for it to go up to make some money, hardly end up making any money. The way i see it, only dealers and investors (who play the game for a living) get something (well, a lot) out of it. And then there's public who get caught up in the fluctuation sh!Tstorm and end up at the receiving end.
Yes things are looking up but only for a few people. Didn't you say somewhere pk1, that you missed out on the dha valley opportunity? What if you bought a certificate now? 10k - 20k profit in a month or so max right? Good return you'd say?
Agree with harris, its not so pretty yet. :) The course of action and government policies r not solidified yet. Situation will be clear in few months.
Yeah dealers are able to make quick bucks but you'll hardly get to reap anything, especially in short term.
