Buy 5 mrla Bahria town karachi file.....initial investment now a days is 2.75 lacs (with one installment paid) and 90000 every the months. In this way you can gain time over your investment and by the time your funds will last, you'll have better return IA. Rest Allah Ta'ala knows the best.
Regarding Bara Kahu I don't know much.
Go for (1) Commoner’s Sky Garden one kanal plot and (2) Bahria Enclave 5 marla
I dont need it for investment purpose I need to make my house in 2 to 3 years

Dear Farrukh it looks impossible to have a plot in this budget range in islamabad. You may find one in jkchs zone 5 which is under develop society but not sure some body may guid you about present prices there.
If you can pay instalments than 10 Marla commoners sky garden file can suit you. Profit is around four at the moment with down payment paid. Bro Junaid can guid you further.
Barakahu is same like dhok choudrian tench Shakrial type area with no proper society and though there are people living there but lacks good community. I don't recommend it and no one will like his kids to groom in a place like it.

Yes, I misread the figure, sorry. I am not able to suggest anything in this budget PKR 0.7M.
Royal city has a royal tag of khokhar brothers and falls under SRO(prohibited area)don’t even think about it. Suffa seems worth checking plz visit the area or ask some one for a visit check the ground reality as people behind suffa have no trek record available. Looks to me risky one.

You can buy JKCHS Zone V 30*60 plot in 4 to 4.5 lacs. With All dues clear it will be around 5 lacs only. But you have to wait for development. No time frame. Waiting for the new management, coming after June’s Election.
Another option is Gulberg Residencia file which is around 6 lacs. These are files of ibchs employees who could not pay the instalment hence no balloting so far. These file can be find with some search in the market. If one pay the profit (around six lac at present I guess) than file can be opened and remaining amount will be payable on nominal instalment. Development is in progress and prices are steadily increasing in Gulberg and will give good return in future.
Jkchs zone 5 is another option but no development at all and no time frame too so it s a long long way to go. If prices increased a lil it s just because of Gulberg development.
