I have noticed that the prices of BE and phase 8 have been dropped in the last two to three months period. It is true that BE has a better location than phase 8 i.e.It has a better and easy approach and less time is required to reach it from Islamabad. Moreover the surrounding is beautiful and free from pollution.So u can safely presume that in future it will be a better place to live in as compared to phase 8 and the plot will be more costlier as compared to phase 8.

Make sure they have final map otherwise sometime they bring new map and your plot also move with that.

I have no clue .They moved 10 marla plot of one of my relative from good location to none developed place by saying that CDA has objection at that place.

its already too expensive and if you pay this money you would like to have some assurance, some peace of mind but its not there in case of BE. Not sure what do do really

When u invest with Bahria then u always pray to God for safety of your money. Bahria brings u close to God :=).

If someone spend 70 lakh or 10 million then there must be some guarantee. I am also confused either to buy at Phase 8 or BE :)

Don't get confused, if you work in Islamabad then definitely go for Bahria Enclave (Sector A or C possession plot) and start building your house. You won't regret it inshaAllah.

BE is better option, both for investment and living. Its prices will eventually compete with CDA sectors, whereas Bahria 8 with DHA.

Keeping in mind the uncertainties involved with BE; I think Phase-8 is better choice at this moment. Atleast things are clear and you may have peace of mind as well. Once prices start increasing in real estate industry then all good socities will enjoy the benefit Whether Iit is Phase-8 or BE.

There is no uncertainty with possession area in Bahria Enclave.

Kanal plot with possession starts around 130 lacs.

It will be a wise decision to move phase-8 investment to BE. Because you get a good profit when you invest in right time. Phase-8 is almost near to its maturity and most of the juice has squeezed up.

Getting NOC for BE, specially BE-1 will not be a big deal. So, once again this is the right time to invest...

  • Before Possessions

  • Before NOC

  • Before living

The above actions are likely to happen in the near future inshaAllah.

Thats what I have been thinking , Phase 8, 10 Marla plots are unlikely to make any significant gains over the next 2 years or so. To be honest I dont mind the profit bit in Enclave, I am thinking of building a house there insha Allah among a few other choices. But the worry remains about BE’s future

Zafar Ullah: For living, you may have to wait little more for BE as compared to Phase-8. But living in BE will definitely be more luxurious, convenient, and standardized. Just remember, its Zone-IV Islamabad.

BEI management has also announced to start transport system for the residents of BE. I am confident to forecast a very bright future, based on some facts. Rest Allah knows better...

It is getting tempting by the day but these new and old maps issues are very unfortunate, I wish Bahria could manage it better.

I need to build in 1-2 years insha Allah, hopefully it will start getting populated by then.

Apple, old non-possession were 5 and 8 marlas and we only heard that Bahria was planning to adjust in their Clusters. So if the map is out then that’s good news for those who have been waiting for last 2 years.

Allotment letters to the holder of 10 marla has already been issued whereas letter in case of 5 and 8 marla ate still to be issued. The market has already responded to this news and price are on the rise. Any learned member may please shed some light on the current prices.
