Thank god that I did not invest my money in Multi Orchards Farm House although my colleagues really tried to convince me to buy one :slight_smile:

I ll advice to buy.Possession is near.Then train ll late.

Multi is far from logic in terms of price, location,suitibility for living etc etc. It was artificially promoted by people. It may sound goed after 5 years or so for those who have spare money to spend and can afford to keep it blocked for several years.

People are now only interested to travel by AIR. Train is out of question. Not interested at all to be in this train.

Do we have any local transport system to reach Residencia? Since, residencia also has small plots and all the residents may not have a personal conveyance. What will be the options to reach their homes other than personal conveyance and cab?

There is no other option … You got to have your own vehicle to reach there.

I think we are missing the very basic concept of real estate investment in Pakistan. You cannot expect to make big profits in a very short-term unless you are a trader and are really proficient at rolling the property or someone very lucky to be able to invest in a plot just before the market rise. For a normal individual investor, the holding period should at least be 3 years under any circumstances. The real returns can only be reaped in a 5 years term. If this generic rule is broken then the blame cannot be levied upon a certain society or the overall market.

Simply put one should never assume making numbers before a 5 years term is achieved. If you have invested in BE/Gulberg/Multi then I would suggest to hold till three goals are achieved: 1. Map, 2. Possession, and 3. Start of housing.

I had invested in Multi Orchards in August 2012 (5Kanal for 46.5L or so C Block). Now the value is probably in the range of 80L (72% gain in less than 2 year or 38% per annum). The plot is very close to entrance. Should I sell it now? No its not the right time--I am gonna wait for start of housing, Airport and Margalla Avenue.

Well guys to be honest, let me give you a balanced overview.

Investment:-

If you entered C Block at the right time, you would now be ready for a very decent profit. People have made good money in C Block of Multi Orchards especially those who bought at the right time on lump sum. For example I know someone who actually bought 5 kanal in C block in October 2012 a few weeks before the balloting at 45 lacs lump sum. He can now sell at 80-90 lacs plus if his location is decent. If this has been the jump in the past 1.5 years without completion of development, what will be the result on grant of possession and start of farmhouse construction activity?

Living:-

Sir it is outclass for living. Possession in A, B and C is due this year. In C, you can live on a 5 kanal plot and travel to Blue Area Islamabad in less time than travelling from Bahria Phase 8 where 1 kanal price is same or more as 5 kanal in Multi Orchards. This is Multi's flagship so you will see top-notch security with cameras and guards, excellent infrastructure footpaths, parks, football grounds (already constructed) etc. In future, there will be very good commercial zones, schools, hospital and even a University is already planned.

Even at the moment, for children's schooling options are very good as soon as you move in. You can put your kids in Wah Cantt (5-6 km), and there you have Froebels, Roots, Beaconhouse and other schools. Plus all kinds of medical facilities are available there.

If someone likes to live in the comfort of a big lawn with opportunities for gardening vegetables and fruits and keeping a few backyard hens (which will all save you good money to compensate for extra fuel costs), and a house with wide verandahs, patios in front of the lawn, garage, detached annexie or servant quarters etc; then Multi Orchards is where you can go in very affordable budget. At a price in which you cannot get 1 kanal in main Islamabad easily.

Travel time to Islamabad is around 30 mins depending on driving speed on Motorway. It will reduce further with Margalla Avenue and Kashmir Highway expansion.
