Mumtaz City, Top City, G-16 Or Gulberg

I need some advice I have my life saving which is 14 to 17 lac and I want to invest for 2 to 3 years including having an option to built a house in future. Any suggestion will be highly appreciate. Thanks

In this amount and above mentioned societies, Top City is the best option you have got.

How a plot can be owned in Top city & in which Blocks. What about Gulberg, ( away side blocks, L, O, P etc. ) incase if there 'll be future development New Isb City - Rawat Side.

Personally i like gulberg location very much but i visited it week a go and there is not a proper road to the Gulberg Residencia its about 6Km and they didnt even make the cutting for road.And G-16/4 having no planned to developed in the near future.And Every body knows CDA development progress.Mumtaz city and Top city location is not that much good its a bit far from the twin cities so that's why i am bit confuse. New islamabad city rawat side is no more than a dream of king. In a city where many key projects has been closed due to poor economic situation how one will invest too much. Like rawat airport this is no more than an attempt to increase prices . In reality not possible

Well it always depends on your understanding and your knowledge, Top City block D and F 10 marla plots are good options, much better than Gulberg, if you want a safe/secure investment buy a 5 or 8 marla plot in DHA valley.

Well in your budget you can buy small plot file in Mumtaz City. MC supposed to have state of the art development as award winning infrastructure. Nice blocked compact society as compared other places of blocks all over the place. Downside is price! - Heavy price tag, plus carries a little risk considering you pay a lot and its a one man show so anything can happen as minor thing can happen and prices could potentially fall so risk of losing a lot of money there. In other words...stake is higher but note rewards are also higher! With this in mind, in terms of investment its pretty decent considering development standards are good and so far they have done everything that's expected of them as they are just adding finishing touches and possession will be given very soon, so you cant really complain and worry about anything for now.

You can also buy in Top City, as already mentioned by the brothers above. You can get the latter blocks such as E, F G and H fairly cheaply around 12-14 lakhs. Development work is at fast pace, you can go down to the site and check the amount of work that is completed, and you will be surprised! Its a safe investment for the price you pay now, as you may need to wait 2-3 years and you will good return on investment or worst case scenario prices will increase within 10 years when the whole area gets populated! It will get populated fairly quickly as prices are fairly cheap around there as the TC location is superb considering either proposed road access, TC would be ideal. Downside is same one man show but I don't think this really matters considering the price you pay anyway, so you don't really have much to lose anyway! People seem to forget that Bahria Town is one man show and look at prices there now....most of the people their have made a fortune! In TC The development is in full swing and for the price you pay its value for money at the moment,

G-16, in my opinion its best to avoid this society as their have been a lot of politics involved and now estate agents are creating a hype surrounding that development work will go ahead but nothing is confirmed yet. Although location is good, not a safe investment as it could be like Park Enclave you may never receive possession! Just development talks...

Gulberg is fairly decent for very long term investment or personal living as close proximity to local amenities. Development is at very slow pace and plots are heavily and expensive for market value considering no facilities intact just yet as early days but due to slow development progress its recommended for 10 years plus to gain good return on investment.

Due to your short term plan, I would shortlist in this order of priority.

  1. Top City-1
  2. Mumtaz City
  3. Gulberg
  4. G-16.

Why prices are going down day by day in top city. One of my friend bought file in top city sector c one knal 22 lak and now its market price told him 14 lak and 8 lack is developemnt charges which is in instalmenet so it cost us 28 lak… Is it truth 14 lak market price? i have seen many advertisement from dealer behalf in newspaper jang and many website on internet but still continueously prices going down. No one is buying considering PRIVATE SOCIETY . May be that is the reason prices cuming down.

Dear Tahir saab, Prices have fallen and corrected themselves as their was a huge price hike earlier on the year until the rawat rumour kicked off, however, in developed areas such as A and B block, prices are stagnant.

It is difficult to believe that 1 kanali is on 14 lakh, as whoever your estate agent is, he clearly trying to rinse you out!...DAY LIGHT ROBBERY! Prices of 1 kanal are minimum of 20 lakh not adding development charges. Since C block development is on going prices are still high well over 20 lakhs. Development charges are 9 lakhs, Last week we were talking about this with a couple of estate agents and prices are around 28 lakhs in C block dependant upon location. Main corner or boulevard plots are over 30 lakhs all dues clear. I'm unsure of where you got this information from but no one is selling in Top City-1 now these past 2-3 weeks since prices started to decline alittle, and those selling them are demanding higher prices than current value.

As advised, prices may fall alittle more, but will rise again in the future so now is ideal time to buy there. You seem to emphasis that its one man show, however, Bahria town is one man show look at prices there? Bahria enclave does not even have NOC and look at the prices there...one man show is no problem if repute is good. Development is in full swing so why would one man show hamper prices?

All 3 societies prices are stagnant, Mian brothers have just increased the price themselves on instalment plan for PECHS to 14 lakhs, which is above market value, don't be fooled by estate agents playing games!

Top city prices are increasing now …i have carried out a recent survey…due to fast pace of development, likely opening of airport in new year and end of rawat airport joke…Top City is once again going towards a bloom.

@ Shaikh Sahab! I think Tahir is right. I’ve been offered one kanal plot last week in top city f block for 16 lakh and the price is further negotiable. I’ve not not made the deal yet as I’m myself going to Pak next week Inshallah and will see the ground reality of the society for myself.

Dear asfandyar in your budget go for Mumtaz city or gulberg but in gulberg buy the plot in blocks which are already developed open the google map and chosse the plot it will be a good investment but dont buy undeveloped file.Top city just visit it you will never invest there just prices or on speculation and rumors nothing on ground.So my advise visit before decied and than go for investment.

Yeah top city prices are low, I have also gotten an offer of 16 lakh negotiable…wapda town is much better than top city.

Well…prices are minimum 20 lac… I myself want to buy 1 kanal plot in topcity…so i went on ground and saw the development work and consulted many property dealers…general view and perception prevailing is that the prices are expected to see a jump in Top City…with the announcement of airport link and opening date of airport…so any one who say he can a get a plot in 16 lac…please buy 2 for me…i am ready to buy right now. :slight_smile:

Well said khurram… I dont know y people just pass the comments for the sake of it… Yar once u dont know the on ground situation and u dont have any interest in any society…why u want to show typical negative mentality? come guys …we are here to bring the true picture …so that people should be benefited from this forum… No plot in Top City is less than 20 lac coz almost 3 installments have been paid there and each installment of 1 kanal is 112500… So the reality is Top City 1 kanal plot is 20 plus… And mind u am nt a dealer …i had a plot there …which i sold it out…but i am in touch there and i know that the society is doing great…for a month or so prices were depreciated due to the joke of rawat airport…but again the market is taking its pace…and hopefully by the start of new year…prices will see a big jump…due to road link of airport and opening of airport. Dear doctor i already 4.5 million in safari valley and like to invest 6million in zone2 so please tell me where i invest in zone 2 because i m in gulf and don’t know the reality of ground value of zone 2 i hope all senior will help me thanks with best regards.
