Hassan, unfortunately, this is the only property that falls around your specified budget. Maybe you can give the seller a cost, have the property evaluated and negotiate the price.
The only fee I am affair of is the transfer fee, which right now is, 4%. Maybe someone else can comment on the other charges involved. If you're buying directly from the seller, then you can save yourself the commission fee.
