Need Advice About Bahria Town Phase 8 Block H Plot And Further Investment?

I would like to take advice from you guys specially from Nasir sahib, Syed Ibrahim sahib and Saadi … Have 2 plots of 10 Marla each in phase 8 Bahria Town Rwp for investment. They show tremendous results in term of price increase… Now after Eid I noted that price has increased very much in matter of days… Is it time to sell Block H Bouleward plot in Phase 8?? Some guy told me its now price range is about 45. Now what you recommend which society is better for 4.5 million investment/buying after selling it?

No, i won't recommend you to sell this at this point of time, Rupee is devauling, and you can not get a good plot in a reputable society rite now in this range, rates in phase 8 have increased very fast after Eid, but prices won't come down. I would suggest you to keep them, if you have spare money, you should buy a plot on installments in Bahria Enclave, Islamabad, it is the next big thing, rates are also increasing their on daily basis.

The plot you mentioned is not of 45, it can easily fetch 50 if you get a genuine buyer and it will increase with the time.

110 % agreed with Mr. Nasir.Hold it there will be a time when prices will be stable as in other Bahria phases.As mention 50 is easy and in 6 months time you can get atleast 60 to 70 lac …Our economy and dollar going up it will increase.The rumour is dollar will touch 112 than all the way to 120…

Yes H-T, unluckily Dollar will cross 120 in coming months, as per Economist.

Dear hasan i agree with brother nasir. Keep it for a little time more. Rates are increasing rapidly in bahria take full advantage of it but keep it in mind that it ll b stable on a later stage. May be with in 10 days or 10 weeks. So whenever rates become stable or slow then sale it no need to sale it now as daily its increasing and also its increase ratio is much more then our rupee devaluation.

I am inland Pakistani. I was thinking, is it time to take entry in some other societies.. Like top city , b-17 residential plots or even in some Commercial plot in dha valley..?? but something can only be possible in investing somewhere else IF one of the two plots in bahria phase 8 sold.. Either the H block one or L block one.. Both are 10 marla.. What you guys say about it??

And no doubt… Alhmdulillah… Both plots gave tremendous results in price increase uptill now… The second plot i.e L block plot (which was purchased later than H block one ) buying price was 22 lacs in may/june i think… And Now i was told that its price too is about 38-40…

What about some commercial plot in dha valley, top city or AWT society residensial plot as investment point of view??

is it possible to buy on instalments if yes what is the current price, payment plan for 10 marla plot

These same plots were selling for about 12 lacs about a year ago and now they are around 40?!! I don’t see how much higher they can go and if there is any genuine demand for them at this price. I cannot imagine price doubling or trembling from here for the next few years.

Sir i want to invest Jinnah garden Islamabad in commerical what do you suggest its good for inversment in it . Or i invest in Bahria M1 sector file which will open after few days

Tanzeel, yes, you can get a 10 marla plot in BE on installments on profit. 65 lac was total price of the plot, down payment was 1580,000, profit if 15 lacs, on installments. It will increase more as BE have launched new 10 marla plots in BE for 90 Lac with 25 lac down payment after Eid.

Thanks Nasir but i read jinnad garden rate is increase as 2 month before i go there and plot was 13 lac now its 15 lac … I think its going up

Asad, rates are increasing everywhere, even in Naval Anchorage, Islamabad which is far away for Islamabad HIghway and Jinnah Garden, but, the real worth is known when, you put up your plot on sale, luquidity, demand and brand name plus rates almost doubled in BE if we compare the increment with Jinanah Garden. I hope you understand my point.

You are right Nasir the brand name matters. But i have just budget of 20 lack so i am just confused where to invest .. Also check defence reesidence for shop and also looking other opportunities.. Would you like to guide where to do I invest

I agree with Nasir sb. Its easy to buy plot in any society but real worth of that society is known once you put your plot on sale.
