Need advice to buy plot for investment

Keeping in mind the current situation of country, it has become a dilemma for me to whether I do some investment in Pakistan or not.

I want to put some 5 to 6 million rupees in property market to see the results and then go for further investment. Hence, I'd appreciate the kind ad vices and suggestions from all friends.

Some friends told me that where ever I buy the plot but it should be in developed area where one can buy and build a house immediately. If I will buy a plot in undeveloped sector then no one guarantee how much time it will take for development so one has to wait for many years to build his house. What is your opinion?

It's very simple and understood that developed area is always safe and risk free you can build home there any time undeveloped sector is always a bit risky because there is no guarantee that when officials will develop it but development on undeveloped sector is always a jackpot for investors so in developed sectors margins are not that high but it's risk free however in non developed sectors there is a chance of good profit but its risky.

Then in undeveloped sectors some schemes and societies are less risky and some are very risky but for a new person and specially that person who is not much aware then market he should go for a safe investment, after getting some experience and earnings plus good contacts in market you will be able to invest in developed and undeveloped both sectors inshAllah.

I agree with you. It is always safe to buy plot in developed area with physical possession. In the present situation, what would you advice if I want to buy a plot in Islamabad CDA sectors?

Depends if you want to buy a plot in a developed area in Islamabad G-13, D-12 seem a good option they have a relatively low risk.They are quite developed sectors but prices are high and returns may not be that attractive.

If you want to invest in sector that may be developed in 1-2 years go for G-14. It is a medium risk sector with medium prices and a good chance of development and very attractive returns if a strong government comes into place. I can't say much about G-15, E-12 etc. they are good investment but they might take some time to develop.

In developed Government sectors G-13, D-12 and G-14/4 are better in societies G-15 is better as you can get a possession on buying of plot so less risky. Personally G-13 and 15 are better as both are developed and populated sector.
