Hello fellow Zameen users,
I've been a silent privy to the Zameen.com discussions forum for quite awhile now. I'm an over-sea's Pakistani looking to settle in Lahore and I have a great number of questions I'm hoping you all could help me with.
1) On this forum the main focus is on Karachi and Islamabad [especially so]. Why has Lahore been left out of the loop?
2) Soon I wish to invest in building my own home in DHA, Lahore. I'm looking at Phase 5, 6 and 8. Which of these would be advisable?
3) What real estate agents are trustworthy in Lahore? Since we all know unfortunately there are a lot of frauds which make the good guys look bad. Also, I've been hearing a lot about a possible market crash which will cause prices to go down. What are your views on that?
4) From a purely investment point of view, where would you think an investment in Lahore would be good for:
A) 1-3 years investment
B) 5-8 years investment.
By good I mean value for money, good prospects of development, and no hera-pheri. [this investment will not be for my own home, which I have mentioned prior, but purely for financial gains].
I'm sure I have many more questions but I'll get to them as I remember them. Thank you all for any and all advice and tips you share with me, and keep up the good work!
As you have mentioned that you are use to of surfing zameen.com , so i hope you may also be well aware of www.maps.google.com
so my advice rather suggestion would be that you should just get hint from this forum and then explore the google maps by yourself and decide.
For example please see engineers town in lahore which is adjacent to valencia, khayban-e-ameen, LDA avennue one. Look for its geographical location and then search for prices of plots on olx.com or zameen.com. Compare the prices with near about residential areas. The things will be very simple.
now regarding property dealers, there is a one simple way to avoid any mishap.
1- just contact any dealer. Ask for plots numbers in his hand or direct plots for sale and demand price against each.
2- try to visit the offered plot on site or see its location by seeing it on google maps and online actual map of society (almost maps of all schemes are available online)
3- after selecting your choice, make a deal on rates.
4- just pay around rs.5000 for documentation /NOC etc purposes which seller has to pay before going for transfer.
5- Make a must condition of paying all remaining payment after successful transfer of plot in any society office where you are buying.
And deal will be very easy.try to never pay big amounts bayyana etc before transfer of plot.
Hope this reply will be of little help towards your requirements.
Thanks.
Thank you for your valued tips, I appreciate all the help I can get. Would others please also answer the remaining questions I have put up?
Also there seems to be some sort of glitch because I am unable to see my post in the investors advice section at all
Bump
Would appreciate all opinions please :)
