Need Some Help From Respected Senior Members Of The Forum

Actually my uncle has a 40x80 plot in G-14/4. He bought it like 1.5 years ago and now he is getting handsome offers for that plot. He asked me whether is it feasible to sell that plot and buy a Kanal plot in DHA 2 and one Kanal plot in Bahria Garden City??I suggested him that it will be a good move and it will reap heavy profits in future. One thing more is that he do not want to invest his money in zone 2.

I want the opinion of senior members of this forum as well. Your suggestions will be highly appreciated in this regard.

I think you have very good knowledge about property in Isb/Rwp.

I value your viewpoint but I would say that keeping this plot of G-14/4 is not a bad option at all as the prices will increase and the risk factor is very low in this current investment.

@ khan sb…Sir thanx for ur kind words…Actually sir prices have increased very much in g-14/4 and i do not think so that there is much room left in g-14/4,g-13 and d-12 unless and until excellent development takes place…DHA 2 and bahria garden city has a lot of room plus i think that these are not risky investments…Thanx for ur opinion sir…I remember that when he bought this plot back in 2012,at that time one kanal excellent location category plot in bahria phase 2 was round about 7 to 7.5 million and that plot is now priced at 17 million so nothing can be estimated in property…Any thing can happen…Plus he is saying that by selling 12 marlas he is getting 2 kanal which has a very bright future…I think he is also correct in his stance…

But Saadi bhai, the prices in Zone 2 are already matured.

I would suggest that he should split his investment between DHA Valley, Bahria enclave or E-12 and Multi Orchard Farms. (i) DHA Valley is trading at negligible 'on' but land is acquired and development is slowly taking place. (ii) Bahria Enclave has a good location but he can choose between it and E-12 - both will give heavy return in long term and both are beautiful locations; and (iii) Multi Orchard Farms are under-priced in my opinion. This project is almost as far as Bahria Phase 8 from islamabad Zone 1 but the price is very low if you compare the fact that you are getting min imum 5 kanal plot.

I mean prices in DHA-2 are already mature.

Few weeks back people were talking about Multi Park near Bahria Enclave. I learned that this project is still in pipeline and may be launch in near future (Dec-Jan) time frame.

G-14/3 is another good option for 1-2 years investment.

A dealer who is very active in Multi yesterday told me. He was very confident that Multi Park project is almost finalized and he also recommend Faisal Town. Allah knows better.

Dealers will always recommend you what they are dealing in, otherwise how will they make commission if they don't market their items. I personally don't see any charm in Faisal Town for short/ medium term investment. Can be considered for long term investment.

But dealers especially insiders are very well informed and this is mafia and unfortunately these type of mafia is every where like in Stock mrkets,money market and property market.

Well i am quite optimistic about the future of E-12 because of recent activities. Its in news since 6 months and prices jumped to high. It means in near future there will be a big break through.

You are right Mr. Khan the person like me who is optimistic and not sure and the person in doubt of development. So its a chance may be yes may be not.

We should not forget that big profit comes with high risk.

@ Saadi bhai, I think you should go for it, G-14/4, G-13 and D12 rates are on it's peak, Investing in under developed schmes now is a very nice opportunity. Rates will increase in G-13, G-14/4 and D-12 but steatidily, not like Bahria Enclave, DHA valley, Bahria Phase 8 or B-17. Diversify your investment. Bahria Garden City is another good opporutunity currently as Bahria will launch 1 kanal Plot in Bahria Hamlets very soon in 1.05 Crores, which will increase the prices in Gaden City as well.

@Kamran, Multi park is no dobt a very nice project, with best designers/developers plus the peice of land is free of any encurambences, plus location is very good. The issue which put that project on a halt was the action taken by CDA which cancelled the NOC of Bahria Enclave, if CDA gave permission/NOC to Multi Park, then they had to give NOC to Bahria Enclave as well. As soon as Bahria Administration will resolve the issue with CDA, Multi Park will also get NOC, but currently it looks difficult.

@ Kamran saab, I would not recommend faisal town as it far too overpriced even if you pay in instalments its not worth it. Firstly its not cda sector, its single person ownership even though gm of multi - nothing is certain whether same standards although they say but societies promise the world but only certain amount deliver. At the moment faisal town is a huge gamble. You can buy in multiple societies rather than buying just in faisal town. Other options in that area could be mumtaz city, pechs, top city and cdechs. Atleast in these areas development is either almost complete or fully complete or its with possession, so you know whats going on. With faisal town they only have noc by rda, there is no development work just extensive price tag with not so good location as top city and mumtaz city are better location.

Compared to dha in lahore and karachi, i think dha islamabad is very under priced.
