Need Suggestions To Invest 2.5 Million

Hi,

I have investment of around 2.5 millions in Ghauri Town. I was thinking about to pull it out from Ghauri and invest it near New Airport? I am very hopeful about Ghauri Town that it will give me profit, but may it will not be huge one. I have read many threads about top city on this forum. Today I have visited Top City and Mumtaz City. There is very good development in Mumtaz City but rates are very high and in top city rates are reasonable but there was not impressive development. Then I found an other society "University Town" there that was very developed but my feelings was like it was developed some time before but now there is no one to take care of that. Now I am very confused that what to do. Need suggestion of you guys that should I pull it out from Ghauri? If yes then what would be the best option to go for?

TOP CITY is best investment option for u, U will witness great activity in next 1 year and there are chances that ur amount might get double with in 2 years, reasons are construction of Kashmir highway and opening of new Islamabad airport which will have main link from TOP CITY.

Top City D,E and F block 10 marla plots is the best investment rite now.

Sir in that budget you can buy 8 Marla in DHA Valley and one 10 Marla in Top city.

You get both Zone 2 and Zone 5 and can easily make 100% return

Dear friend...u can manage to buy 1 kanal plot in 2.5 million in TOP CITY or u can buy two 10 marla plots in 2.7 million Top City block D,E or F. This investment is very solid and will give u good and early return.

Yes I can get two 10 marla plots in top city, but development was not very much impressive, due to which I went doubtful about that. Is the developer of top city well known? how many risk will involve while investing in top city? because I am not a big investor and this is the only money I have. :frowning:

TOP CITY will pay all those who will invest within 1-2 months , because with the onset of new year prices are going to see a big jump.

While looking at your state, I would never suggest you to go for Univ Town.

TC is good investment, but being a pvt project, it has some risk involved, which is considerable.

I would suggest you to buy one 30x60 plot in Multi Residencia project, which is around 18 lacs at the moment.

It is good safe investment.

in 2 5 million good option is to buy one 10 marla plot in top city and one 7 marla on installments in mumtaz city ravi block, development wise mumtaz is better then top city and developers are also well known people they also developed d 17.

Ibrahim Sb, Awais is shaky with respect to risk involved, you still advise him to buy in TC? Your views required on the risk factor involved.

And what is the future of Multi residencia? will it be increased when airport will become functional? no doubt development quality is very good, i visited it around an year ago, but it is no where in the way of new Airport and location vise it is too far, just near to Taxila.

Thanks alot you guys for your suggestions, your information is really very helpful for me. Can you please tell me about ministry of commerce housing society? I also visited it. There was development in progress but currently just on their main road and I found surroundings of main road very uneven and looking like it will be very tough to develop those areas. What you guys will suggest me about that society?

Ministry of commerece is cheap but not a good investment residentia is far as you mention i think out of option discussed with you mumtaz city is best,and in this price you can also buy a plot in cabinet and f 16 they are also good.

Thanks for giving an other option. I have not visited CDECHS yet, but I will visit it soon InshaAllah. Can you please let me know that CDECHS and Roshan Pakistan is the same one or not? Is F-16 the part of Khayaban-e-Kashmir? if yes then I will be excited to invest in it :) But how long it will take to be developed? does JKCHS announced any date for its development?

Dear Multi Residencia is close to WahCantt, of-course it is not an option for one living in Islamabad, I am suggesting you this for investment purposes. Possession will be given July, 2014, so the prices will certainly increase, plus it is safe and secure investment.

Don't ever go for Roshan Pakistan, not recommended.

F-16 is good option, but when the development will be done, is a very big question.

Mumtaz City is good option, but the prices will not increase by too much in short span of time as it is already on higher side.

May I have rough idea about prices of Multi residencia? and which block is be better? and what would be an estimated return after getting possession?

A and B Blocks have have plots with numbers.

Price is around 18 lacs for 30x60 size at the moment, with all dues clear.

No one can predict the actual return. But I hope it could be around 22 lacs.........
