New Route of Western CPEC- Who are the Winners?

I agree with that Khan sb. However the point that I am trying to make goes even further. A society can invest all it wants in its development etc. That can make it a good society to live in and might also get the attention of property investors and genuine buyers. But that will Not automatically make it a winner in the CPEC game. In order to better explain my position, I will repeat the point I raised in my previous post:

  1. Where is the USD 46 billion money for CPEC coming from?

  2. What is it being used for or Where is it going?

The answers to these questions is fundamental to identifying the right investment. Follow the money trail and you will hit the jackpot God willing.

The US$ 46 billion will be put up by China. It will be used on the construction and upgradation of roads and other infrastructure.

@Paki-1. I would say your answer is 75% correct. To make it 100%, and more relevant, you need to dig deeper into the “other infrastructure” part you mentioned. Where else is China investing on CPEC besides Gawadar? What projects are they undertaking along CPEC route which could potentially benefit a housing project? This will get you very close.

Although the specific news item refers to Karachi but the same will be true for Islamabad. The one in Karachi may not be such a big success due to the fact that the main thrust of CPEC is towards Gawadar, where China has already acquired 3000 acres of land for setting up their facilities.

There is a private society called Graceland Housing Society located 5 Km on Fateh Jang Road. Can anyone please share the impact of CPEC on this society? Will appreciate your response. Thanks

@Saad Zaheer. Its location is too far away on Fateh Jang road. It might benefit somewhat from the new airport, but unlikely to be a beneficiary of CPEC.

Raza sb thank you for explaining that. From what I have understood, you are saying that a china town type area is going to be developed near Islamabad on CPEC route to house Chinese engineers & officials associated with CPEC as well as facilities for managing CPEC operations. Naturally that area will see sizable Chinese investment. So if one wants to maximize profit on investment along CPEC, one should invest in that new china town area. Is that correct?

@Awais. That is correct except that in Islamabad, there is no such huge piece of land being provided to China. Over here, they will almost certainly enter into an agreement with some housing project located along CPEC by either outright purchase of the entire project or through some joint venture agreement. My information is that the Chinese are looking to build up to a 200 villas complex in Islamabad in first few years for their officials. So it should be obvious that wherever they will set their eyes on, that project will see an unbelievable boost in prices with the Chinese money flowing in. If you are looking to invest on the CPEC, that should be your target area.

@Kashif Sheikh. I am following this development very closely. So far the Chinese have not finalized any agreement with anyone. One thing is confirmed however,that government is not giving them any free land here, like it has done in Gawadar. Over here, it will be 100 percent investment by China itself. I will share whenever I have any confirmed news in this regard.

@Aziz. Brother I don't think anyone over here is in any position to recommend any project to the Chinese. The decision will be made by their own experts.

@Raza. I am hearing through my sources that a team of Chinese officials and engineers was in town a few days ago to survey and identify possible sites for this particular project. Do you have any info on that?

Any new development or progress on CPEC project in Islamabad?

@Awais. Sorry about the late reply, I missed your previous post. Yes an Eight member team was in town in July to workout details for “China Zone” in Islamabad. The team has surveyed the potential sites and will be coming back in September probably to finalize the project. According to my sources Chinese want to start this ASAP and want construction to begin within 3-4 months. Lets see, what comes out of this.

The possibility could be there but it would be surprising for me because as per my information they want to build villas whereas lifestyle residency is an apartments project. Also it doesn't meet their requirement of being located On the main CPEC (Not even on eastern or western branch).

The officials for whom this zone is being developed are not going to be manual laborers since there is no SEZ being planned in Islamabad nor are Chinese executing any CPEC related infrastructure project in or around Islamabad. These will be senior level Chinese government officials and private sector logistics and supply chain specialists who will be supervising the CPEC operations once it becomes functional.
