Picket Fences & Other Rules In Farmhouse Schemes

How will rules and regulations impact future value of farmhouse schemes?

If for aesthetic purposes, farmhouse schemes like Multi Orchards and Gulberg Green make certain rules, the value of property in these schemes will increase manifolds.

For example if rules require the following concepts from all home owners, the look of the scheme will become amazingly different (which will increase the prices many times):

1. Mandatory picket fencing instead of high boundary walls. Traditionally picket fences were made of wood and painted white, but now picket fences are also widely available in PVC. I know there is issue of pardah according to our religion and culture, but you can recommend tall trees or maintained hedges to cover the picket fences.

2. Approval requirements for front elevation of home designs so that all farmhouses have the traditional or modern farmstead type look. This will give the scheme a truly wonderful look and the scheme will become its own advertisement without the need for TV ads and billboards.

3. Strict maximum height restrictions.

4. Strict minimum covered area restrictions.

5. Restrictions on color schemes for farmhouses. Etc. Etc. Etc.

Dear Pk1, I think every thing which is regulated well, increases its utility and beauty more and more. But still certain level of flexibility is required to allow the owners to accommodate their wills and requirements.

Mr Khan you are right; home owners should have some flexibility too.

I think they should be free to have as many small or big rooms inside, 2-3 kitchens, as many bathrooms as they wish etc.

But the front look of the farmhouse should not be of a huge block shaped concrete monstrosity.

It should have a cosy farmhouse type look with slanted roof, not too much covered area, not too many floors and not too high elevation.

Also mandatory open fencing will make a big difference.

If you look at the model farmhouse that MPCHS has built at Multi Orchard scheme for use as their site office, you will see that these people lack basic aesthetic sense. It has a very pathetic design.

MPCHS should get the services of some professional experts to help draft the rules of construction in Orchard Scheme. Look at how Malik Riaz has used professional experts to set the standard of development in Pakistan. If you go to Bahria Town, the look is totally different from Zone 2 societies. The professional experts are the reason for it. Otherwise, do you think the respected Malik sahab has such a good sense of architectural planning and aesthetics. May be he does have it but it is more likely that he is just a very good entrepreneur who knows how and where to use professionals.

PKI very well said, I totaly agreed with u r comments. MPCHS should follow the role model of Bahria town.But i think due to low-budget they can not afford such services.

Very Good suggestion, but Parda is not the only issue, Farmhouse culture in Pakistan is different, people don't usually live in them, they visit on week ends or holidays,

so Security is the main issue in Pakistan.

Even if it is MPCHS, still one can not only rely on the brand new, have to take own security measures, elevation and other things can be restricted and that too will have a very positive impact on the scheme itself.

Does anyone know if the regulations for Multi Orchards are available online.

A quick look at the regulations - if there are any- will also provide some very good guidance on the long-term potential and expected growth in value of the project.

Agree with pk1. Model form house at multi orchards is not impressive. Could b hundered times better.

No such regulations rite now by MPCHS.

When MPCHS makes the byelaws for orchards they should take these suggestions into consideration - if anyone from the management is reading.

All societies have regulations. So MPCHS will have them too. Otherwise people can build a small colony on 10 kanal plot!?

I have asked MPCHS, they said they will give the guidelines about the regulations later at possession stage.
