Hello gurrus,

Just trying to understand real estate dynamics specially in term of files.

Just couple of months before every thing was down.

Btk, dha rahbber, dha city,state life, dha multan, bahria orchard

Sudden i can see a price hike in all of the above mentioned file rates.. In most of the cases without no special reason.

Finally, i wanted to say i can see these ups and downs many times if we get data from past couple of years .. Does it mean its just a dealers game ?

Akhtar, it is quite possible that some dealers specially those active in DHA are creating new hype to mint money. However, I am inclined to link this phenomenon with declining real estate market in Dubai, where it lost 10% value last year with no sign of recovery this year. In fact analysts predict another 7-10 % drop by Dec, given all the factors remain constant.

Pakistanis are third biggest investors in Dubai properties and declining dubai market brings back Pakistani investment to Karachi, Lahore and Islamabad where it is evergreen.

Files will definitely rise when development comes closer. In DHA City Lahore files, the scandal of Kiyani brothers and subsequent inquiry has cleaned up the mess. Now the chances are that this process will be taken to conclusion and DHA City development will be started soon.

In Multan, development work has been started and official launch plus balloting time is coming closer.

So when files draw closer to becoming plots, the price increase is quite substantial. And on the upward trend many new investors also try to join the bandwagon.

Isloo bhai also has a point. Rupee decline leads to outflow of investment from Pakistan mostly to Dubai. But when Dubai real estate loses its market value, some of that investment comes back. But a wholesale reignition of interest from Gulf Pakistani will lead to an surge in prices of plots as well. That is not happening except in DHA-2 Islamabad, DHA-8 and 9 in Lahore and some areas of Bahria Karachi.

It seems like things in Gulf will get very bad soon, I hope it doesnt affect us and the overseas Pakistanis much…

Pakistani real estate is very safe investment, if you are not doing it in files and artificially hyped projects. The ROI and value for money is unmatched as compared to anywhere in Gulf.

CDA, DHA, Bahria and Multi are big and safe brands.

Plus you never know when these Arab dictatorships change their policies or hit turmoil like Yemen, that you have to run empty handed.

Plz enlighten me. What is this file business ? Actually I am a new comer and I really don't know about these terms . I saw slogan on motor way it was a board of a housing project ( I won't take name )

I went to their office too and visited the site . By chance I went to a private lunch (they have to Islamabad chamber of comerce)

There i attended a presentation of smart city and secured city. It clicked me as I never find any such think in Pakistan real state market .

From their office I came to know that this particular society have extra land also and it is not over booked ( like files r not sold)

What their strategy can be ?

Need your guidance .

Tumhain file business ki term ka pata nahi or top city kay thread per aisay ustad bann rahay ho jese pakistan mai pehla property ka office tum ne establish kia thaa…

Mr Jahanzeb this forum is meant for learning by discussion,we all must respect property gurus. Look at Mr Saadi he has 3k plus posts reflecting his experience.We should focus on learning from these ppl rather … Grow up this is a property forum not a net chat!

Isloo Sb need your input on G-13,G-14,G-15 sectors. Saadi bhai gave his opinion. Need to know from you currently how good is it for investment. As far as i know G-15 has been rising in prices but G-13 and G-14/4 has been stable or a very little increase since past 1 year. Do you see any bright future for G-13 or G-14 from an investment perspective?

Arshad, though G-13 & 14 prices have reached maturity and now sliding up with genuine demand and supply, but there is still significant price difference with G-11. So I think with the development of parks, Markaz and road carpeting, this difference will disappear.

For G-14 I will not recommended any area which CDA has not acquired as yet.

Thx. Yes saadi bhai told same thing but problem is neither CDA nor Housing Foundation is owning these sectors completely for the remaining development to take place. However, these must be provided as large chunk of population exists here.

By the way is it worth investing in current scenario and how much do you see prices to rise in G-13 till 2018 for 10 marla and 14 marla plots?

and will the further expansion of KH any effect on prices in these sectors particularly?

can you kindly tell me the price in G-11 of a similar plot like 14 marla because i think there is no 10 marla there. I recently checked a listing on zameen and it showed 30 million for a 14 marla main road?

Dubai property has been quite stable actually. Till date it has seen $60+ billion of transactions this year. The correction last year was mainly on premium properties. Rental yield stands at 6-7% which is one of the highest in the world. By Expo2020 the prices will double if not more.

The current rise in Pakistan property is money coming from Saudi. Many people in the oil sector lost their jobs and are coming back home. These are end users looking for finished property.

A lot of money coming from the US also now where investors are looking for longer term investments. They invest mostly in file business like dha gujranwala, dha multan, dha city, dha phase 9 extension, bahria town phase 8 etc. DHA remains the sweetheart of all overseas investors however.
