Prospects of PECHS housing scheme

What r the prospects of pechs especially the k block. Thanks & regards khan

Pechs is a good investment but also search for some other options aswell.

in both PECHS and TOP CITY i can buy plot in this amount, but in B-17 i will have to pay remaining installments which is not possible at least for now for me.

Can we have logical reasoning here as well, why u both are preferring one society over the other ?

In my opinion pechs is more reliable name as compared to pechs and sale purchase is greater in pechs as compared to top city.

@ ali saab, - due to your restricted budget, I think you should go for top city or pechs in this order.

1st choice - top city 2nd choice - pechs

asks some estate agents to way up the pros and cons...and come up with what you think would be ideal.

You can go for B-17 by paying the amount in hand and paying the remaining amount once u have it. Thanks

@Ali....in your budget I would suggest foreign office employees cooperative housing society (foechs). You can try to get a 10 marla plot there but prices are rising gradually.

The question is why should you invest there? Foechs is touching cda sector I-16 where the price is 3 times more.

In foechs development is at the final stage and prices will take a significant jump next year when they give out possession. The location is not far from Pindi and and also not far from G-13 Islamabad.

I am still thinking. I will visit the site of Top City and meet some dealers and let u know accordingly.

In the mean time, i visited FOECHS site. It seems to be a good investment. Possession very near. Right adjacent to I-16. Very near to pindi. Prices very low, dont know why ?

@Ali price of foechs is still low for 2 reasons:-

  1. It is not advertised as other societies and people do not pass through I-16 much.

  2. Population in I-16 is still very low and as soon as people start living in I-14 to 1-16 and commercial areas become active, foechs will become unreachable.

  3. The development is still ongoing but as soon as it is complete, prices will shoot.

The Pindi ring road which Punjab government has announced will pass close to foechs and foechs will have access there. So you can imagine what will be the price situation at that time!

Yes i agree. FOECHS will be a good society in future with high gains. Its development standards are also very good. I heard that the plot owners are all Foreign Office high ranking officers.

Sir prices in FOECHS are still very reasonable.

I am not aware of commercial plots but the situation of residential plots is as follows:-

  • Possession in A and D blocks is already available, and work is proceeding very fast on B and C blocks. In non possession is expected by end of this year.

  • Market price of 10 marla plot is plus minus Rs 15 lakhs depending on block and location. If it is possession block such as Block A, then price of 10 marla plot will be more than Rs 15 lakhs but if it is in non possession block then final price will be lower than 15 lakhs.

  • Market Price of 1.2 Kanal plots (60x90) and (50x110) is around Rs 25 to 30 lakhs. In Block A prices are high. In other blocks prices are still low.

But there are news that Shahbaz Sharif will construct the Rawalpindi Ring Road Project in the new tenure of the PML-N Government. This project, if built, will give a huge boost to foechs. InshaAllah.

@ PK 1, the location of ring road has been changed . So i dont think so ring road will have impact on this society. Its my personal opinion.
