Good long term investment, but you can probably find safer for similar price in zone 2
Not a bad idea to invest there…But look for some other options aswell

Actually what i know from people and investor is that mumtaz city and top city is same owner project. The owner kept mumtaz city rate up to run top city. People will think both society are adjacent to each other and prices are half in top city as compare to mumtaz city so people will invest in top city. This is a business mind to run project. Actually its a same project with two different name ..(to keep one thing high to sell other)
Same case like Bahria Enclave and Park Enclave. Park enclave launched to run Bahria enclave as per my experience what i noted.
Prices was half in Bahria enclave over park enclave. People invested in bahria enclave by thinking that prices are half than park enclave and location of both project is same. Actually park enclave launched to run bahria enclave...... Lolz

Once again i wil say pechs is cooerative society and 110 time save and good investment near airport. Right now there is only pechs which is next to islamabad airport gate .
G-16/1 ,g-16/2 ,f-16/4 before nallah and f-16/1 is nice sub-sector of f-16 to invest. Is there any other option except f-16 to invest with same location in same price.?????

F-16 is a good option specially f 16 4 and 3 for those people who can wait uptill development which is expected in next few months or a year, as prices are too high in g 15 and f 15 it is connected to both and same developers but price is less then 50 percent. Dear tahir Average possession plot in g 16 4 price is from 38 to 45 lac depends on location.
Mr. Ibrahim is correct - 1 kanal here will cost you up to 50 lacs but in g-15 it can cost you 1 crore and 15 lacs. The sectors are very close so prices here can very quickly catch up to others when work begins here…
What is the price of a good location and b4 nallah 30*60 size plot in f-16/4?
26 lack. Near grid station there is mobile signal problem like basement in the house u get low signal. Try to buy bit away from grid station. Prices are also less those plot which is near to grid station or touches grid station.

F-16 NOC is under process. Society has already submit require document for the approval of NOC from CDA as per website, you may check at website www.jkchs.com. Further you may also check CDA website about F-16 map and information. It is cleared mentioned F-16 LAND

Sir prices will increase in f-15 and f-16 as g-15 is much more expensive than the rest of the two…and all of these are located in the same locality so one day these two sectors have to match the value of g-15…
PECHS AND F-16 both are good for investment. Its depend on budget . F--16 wil rise gradually till development. When development wil start you wil found jump. You may see in F-16 both benefit ,first one is gradually wil increase price coz of G-15 and F-15 backup and secondly wid start of development you can enjoy jump in F-16.. PECHS is also good as prices is reasonable with installment plan and secondly its a cooperative society already delever and developed block ABCD, so we can hope they wil develop rest of Block.
Contrary to the general opinion developing here, I would take this opportunity to add a note of caution. One must remember that F-16 is still undeveloped and all the risks/uncertainities inherent in such investments are also associated with F-16. For instance the final layout map is not yet available, so when you buy a plot, you cannot be 100% sure of where your plot might end up being located.
Secondly, regarding development, I have been getting advice for the last one year to buy here as the stay order given by court to some brick kiln owners here had been vacated and development is about to start anytime....its been over a year, but not much has changed on the ground.
Infact, if you even search this forum, you might come across some older posts in which it was being predicted that development in F-16 is about to start in the "next few months".... But it has been over two years!
Again, investment in F-16 might prove to be profitable in the long term, but how "long" is the long term, at this point is just speculation. Sorry if my post sounds a bit negative, but that is not the intention. I just think any investor should be fully aware of the risks associated with a potentially high return investment also. For those, who can invest here for a few years without any problem, this might prove to be a good option.
