Putting All Eggs In One Basket

Aoa, this is a really nice forum I came across. 3 years back I had 5 million cash and gold worth 5 million. Wanted to buy property in Islamabad, like one Kanal in DHA -2 or something in D-12, G-13 or elsewhere.

I couldn't make a decision and opportunity missed. Rupee devalued, real estate gained and gold lost its value.

Now taking a chance I applied in Bahria Town Karachi, succeeded in getting a 250 yards, a 200 yards Bahria home and 3 bedroom apartment.

Now I am hopeful that I will. Gain good in 2-3 years time so as to sell it off and buy something decent in Islamabad.

What do you say?

Obviously sir i never recommend to put all the eggs in one basket…You should have bought a solid thing with a possession and should have invested rest in in btk…Putting huge amounts in the projects with undecided fate is not advisable at all…It will gain but God knows how long it will take…I would recommend you to get something solid and invest rest in btk as its future is not defined right now…

Agree with Saadi bhai. In 3 years you will either be able to buy a palace or a shoe box. That is the risk of goin all in

But isn't it so that brands are relatively safer investment? The only risk is time.

If someone is not a full time investor, time doesn't matter a lot for him/her.

I think Bahria is safe investment in Karachi, no land issue and no political rift rather MR has full support of Zardari & Co as Bahria is also doing project for Zardari in Clifton (BT Icon). I have also heard that they are working in full swing in BTK, so currently everything is seems to be going in favour of BTK.

Any senior member please point out any issue which we should take consideration before investing in BTK? As you guys have hawk eye and fox mind to analyse situation clear which new investors unable to do even if we wear motay motay chashmay.

Wasi sb…Simple is that supply is more than demand tat is why rate is depreciating…Every one is successful.Its a long term investment.Plus dck is really giving a tough time…

Your BAG should consist of something Possession, something nearing possession, some non possession Files , something from commercial !

Take it this way !

You go out and buy all the plants and relying totally on the gardener that he will eventually some stage of life give you a "Khushkhabri" of fruits on the tree !

Sometimes its better to buy healthy tree which is ready for the fruit to ripe !

Atleast by this you can equally enjoy the fruit rather leaving it for next generation or your old age retirement plan.

Thanks Saadi bhai, but don’t you think this demand/supply issue is temporary as in the city of 20 million population where safety is the one of the major concern, people will always opt for gated community like Bahria. I understand there is trust issue on Bahria but if they deliver few blocks next year as they have promised then it will start attracting more genuine buyers.

Wasi sb…Sir outsiders are in large number in karachi and that is mostly the labor class which cannot afford to buy these types of properties.2nd class is the seth class who can afford even a multi million dollar mansion in dubai etc so they would be least interested at this location…Only middle and upper middle class will join hands with bahria and that too who are planning for long term investments as it would not be delivered soon.Plus dha is giving a very very tough competition as it is the most demanding society in the karachi and as you have seen that all ministers and elite class lives in dha karachi,i do not think so that they would be moving at this location.Only business community like memons etc can make this huge project successful if they start to buy in bulk other wise i think supply is much higher.

Million$$$ sb, I don’t think Ops money has gone into drain as he can easily take his money out with some thousand profit, it is not in negative yet for initial investors. If you remember DHA city was also in negative initially but now plot prices are increased to double of their cost and keep in mind DHA city is further 17 KM away from Bahria and 26 KM from Toll Plaza, so when DCK can recover so quickly why not BTK.

The scene is everything purchased here is non-possession at the moment and that too of the same branch i-e; all residential.

@ISBase. In this thread you explained something about investment appropriate portfolio and explained with fruit tree. You also mentioned about having a commercial in portfolio.

I have an impression that new societies has too much of commercial area. These areas more supply than demand. Example is Bahria Phase 8. All societies want to have max commercial to maximize profits.

In such scenario, commercial is really a good option considering that too much money is blocked in it?

Bahria Phase 8 they call it a "Business District" where in the very nearby locations the major hub is already present like Saddar, Bara Market,Tench area, College Road etc.

So how can that option be very attractive to end user.

Sir it all depend for BTK if that area is far away from the main city then commercial options here would attract end user.
