Residential Plots Through Ballot In D-12 & E-12

CDA announced 4080, 5090, 60*90 plots in D-12 & E-12 through ballot.

Total price D-12 - 50’ x 90’ = rs. 31,350,000/- D-12 - 40’ x 80’ = rs. 22,321,200/- E-12 - 60’ x 90’ = rs. 28,215,000/- E-12 - 50’ x 90’ = rs. 23,512,500/- E-12 - 40 x 80’ = rs. 16,740,900/- With application 50 % remaining amount after 3 months of ballot.

Both of these sectors are useless and a waste of money for such a high price. Both of them have an inflated price tag with little population in D-12 and no population in e-12. D-12 even lacks a good market center or markaz and e-12 a barren land with no development in near future. Cda is only fooling investors/people.

Prices are ridiculously high.

Is it a good sign for the development of E-12? how it would effect the market rates in these sector?

Plot in resale are more cheaper then CDA, where buyer can choose from variety of available stock.

I do not think it will grab more attention from buyers but a positive effect on resale market.

I agree with Anu that CDA announced prices look higher than the prevailing prices in the market. Buyer would then only be intrigued towards property available in the market. I think prices in d-12 and e-12 are likely to increase. But the main question is development in the case of e-12. If CDA develops it then prices are likely to increase further however if they fail to develop e-12then prices will come down and good change for investment at that time:)

Agreed with each and every word of hawk2k…Ridiculous price tag…Zero on ground development…For past two month cda was just passing the statements regarding development of E-12 just to inflate the market to its maximum…I think no genuine buyer would spend 1.7 crore on the piece of land which is even not acquired…Plus i do not think so that prices of these sectors have the capacity to inflate more as people are already paying heavy amounts for just nothing in both the sectors.I know number of people who have stopped their construction because there was no water underground in d-12.Even d-12 is not liveable.In short both the sectors are full of issues and no facility is available at the disposal of consumers and cda is just trying to fleece its customers on the basis of location…

Cda must have something in mind before fixing these prices…market prices are much more lower than these…it means that eventually the prices would go higher …D-12 have no legal issues though it is badly develoed sector (still prices are very high) and as far as sector E-12 is concerned .on the petition of retired Colonel of Pak Army Supreme Court of Pakistan has ordered Cda to report him on this issue of land clearance of E-12 and G-14 by end of this year…lets hope …

CDA has nothing in mind except to earn more and more money. Totally unjustified prices announced by CDA. With these prices, in my opinion investment in these two sectors is not going to give any return in near future. Even for long term investment is not worth blocking such huge lot of money. We have a number of much better investment options in and around Islamabad,

Every one knows CDA is playing but still it will effect real estate market and the plots of these sectors will get a high amount of rise in prices.

D-12:-

Personally I dont think the price of D-12 is too high. It is one third of the price of main F sectors of Zone 1. And in beauty D -12 sector is more beautiful to some of them. The only reason D-12 is behind is under-development of commercial areas. Very soon commercial will take off, and when they build Margalla Avenue, D-12 will be a better location as compared to F sectors of Zone 1.

E-12:-

Yes E-12 is over priced because there is no guarantee when it will be developed. For example, if I know that CDA will start development in next 2 years, then at current prices it is not expensive. The location is outstanding and will improve with time. But no one knows, so E-12 is a big gamble and someone who is young and has extra spare cash, it makes sense to buy in E-12.

Lol do you think D-12 is not over priced with a a tag of 35 million. Guys this is pakistan not california. Please keep in mind buying power of pakistani people where only a top manager working in a multinational earns around 5 million pkr in one year and this guy is some one with a top university education and more than ten years of industry experience and also one of the rare to find. F-6 may deserve a price tag of 40-60 million due to being an upper class and foreigner area but there is nothing special about D-12 which justifies such price. This is simply an average development area even lacking a good markaz. Cda is perhaps expecting that rich people from all around the world are waiting to buy these plots. Perhaps they are living in a fools paradise or thinking they are selling something in California. They will charge exorbitant money from naive buyers and will do same what they did with Cda park enclave, no development at all. This price is simply unrealistic and this bubble may some day burst if there is another recession in europe/usa or some other economic turmoil so be careful.

Agreed with hawk2k…you cannot invest such a huge amount on the basis of location only…poor development standards and lacks basic infrastructure for last 25 years…many other excellent options are available in this price so no need of going to such a sector with poor development standards…I know number of people in my social circle who have stopped the construction just because there was no underground water available after boring and hence they were forced to stop the construction and buy the plot somewhere else for construction of their house…I will again say that no genuine customer would be attracted towards this scheme…

Prices in these 2 sectors will definately increase as to match those prices set by CDA

By far any standard bahria and dha around the country provide luxury life style. New cda sectors like d-12/ e-12 is only a waste of money. People those who want to build a house and enjoy all modern facilitates should opt for bahria/dha/multi. E-12 is only for people who want to take risk and have no interest in building a house in short term and eye only on long term ten year like investment / residence.
