River Garden 30x60 vs Soan Garden 30x50

I hope you guys are doing good. I want to have your expert opinion regard regarding selection of plot from above mentioned societies.

River Garden: Plot size : 30 x 60 Price : 12 lac to 5 lac Fully developed Electricity underground Good wide roads compare to Soan Garden

Soan Garden h-block extension: Plot size: 30 x 50 Price : 12 to 14 lac Partially developed And development standard pathetic as compare to river garden. Now i want your input on this comparison?

Both places are adjacent and river garden plot is size is bigger and fully developed but prices are comparatively low as compare to Soan Garden? I think both places are filling one?

One issue can river garden is near to Soan River?

Please expert guide me on selection of place e.g. Why I should select less developed area as compare to fully developed?

It is a difficult question. River garden is fully developed and much beautiful than Soan Garden. But negative points are being close to Soan river and it is very small society compared to Soan Garden. For living only you may go for river garden. For both living and investment Soan Garden is better. Because golden rule is always go for bigger societies. Also when Soan Garden will be fully developed its prices will be much higher than River Garden.

What about Ghori Town phase 5? It is near to Islamabad and seems attractive to me.
