I am looking to invest Rs. 3.5-4M in Islamabad. Preference is for CDA sectors and I am fine with small plots (4 Marla). I would like to invest for long term (say 5-8 years).
Also, can someone tell me what are the current prices of 4 Marla plot in I-11 sector (corner plot on 70 feet road)? The purchase price was 3.85M. Plus, do you people see further increase in prices?

@ Ali.Sir.Best option available in your budget is a 10 marla plot in dha 2(ex commoners) 10 marla plot in sector N..A commercial plot in dha valley can also be the best option for such long period.Both the options will give heavy returns Insha AllAH.

Top City 10 marla plot.
DHA valley 8 marla plot.
If not interesred in DHA, then G-13 3 marla plot is a good option.
Forget I series, it is a dead investment.
1: TOP CITY
2: B-17 ( E block )
3: DHA PHASE2 new sectors ( K,L,M,N,P
4: DHA VALLEY
I think E-16/ E-17 could be a good option for u in this budget and time frame.
Also, 30x60 all dues clear plots on map on Multi Residencia are good.

@Mr Khan… Exactly Bhai Sb… I am of the same view. My gut feeling is that after B17E, CDECHS seems like a very good option. However, I have to inquire further about it and visit the site before investing in a small plot there.
Visiting the site is highly recommended before making any decision. This is the right approach. Thanks
E block of B-17 is too far and possession is uncertain. Location wise CDECHS is much better and will become even better after construction of tarnol flyover.
Dear Pk1 as far as the possession of E Block is concerned, the development is in progress at good pace, it might be delayed a bit, but for sure it is not uncertain… Thanks

Ali location itself is the main reason.
Also CDA cares for E,F,G and somewhat H as well. I series was always neglected except I-8.

It is bad, coz of CDA, they are not interested in developing the same…

@ Ali my sincere advise would be to pull your money out of that dead place and invest some where else e.g dha phase 2 (ex-commoners) etc…

Will it stil not pay back if I wait for another 2 years or so? How can I get value of a CDA plot (valuers? Any numbers, references, emails?)? From Zameen forum posts, I can see corner plot must be around 47-48 lac.
I am not in Pakistan and I have to plan my move carefully.
Saadi - Sorry, what is ex-commonerS? Is it still part of DHA? So are you talking about proper DHA Phase 2?
@ ali sir i was talking about sector K,L,M,N which is the part of dha 2 now…Development going on and it is a good investment…
