Selection of plot location in Islamabad

Hi,

I have 1 kanal plot in B-17, Block B, and i want to construct a house for my own use. I personally like this place very much but i have certain reservation about constructing such a huge house in B-17 as this is an isolated place and even after 5 to 10 years it could not become populated.

The second option which i am considering is to sale this plot and purchase 1 kanal plot in DHA Phase 2 Extension, Sector B which I thought would get appreciated faster and get populated faster.

Kindly 1st guide me which of the above option would be more suitable for me to construct my own house, and then suggest me any other better option if you have. I have around 35 lac to purchase plot and I want at least 14 Marla plot.

What is the market rate of B block B-17 currently?

Looking at the latest google earth images it shows that about 100 houses are constructed in B block of B-17, whilst the only area of DHA 2 extension that is developed is Ex Commoners Town, where houses have still to be built.

I don't agree that B-17 would be unpopulated even after 5 to 10 years, since housebuilding has already started and about 100 houses have already been built. This would encourage more people to build.

Secondly if you could get possession in DHA 2 extension now and build straight away then it could in due time it could appreciate more but I don't know if that is possible as google earth images are about 2 years old, neither do I know the current price. However DHA 2 extension is close to DHA 2 which is fairly populated already and it could have a positive effect on DHA 2 extension whilst how long it takes is debatable.

PS Just remembered that Naval Anchorage is also part of DHA 2 extension. This is fairly well populated compared to the rest of DHA 2 extension so it could appreciate further in due time.

I agree with Mr Arshad. you are talking about 5 to 10 years i am very much sure that with in 3 years quantity of houses will increase in number than plots. It will be a populated area and B block is most developed block. So if population is your only hesitation then dont you worry it will be populated very soon.

Thax Arshad and Syed Ibrahim, but what would be your suggetion if we compair them in term of not only population but as well as living standard and future appreciation, as currently in both options 1 kanal plot average price is between 30 to 35 lac. I thought in next 5 years DHA Phase II Ext. would be batter developed area with all facilities than B-17 and would appreciate faster as this area is surrounded by populated societies, and prices in DHA Phase II which is just adjacent to Phase II Ext have already raised to around 60 lac. I think the only reason of still low price in DHA Phase II Ext is unavailabality of electricity and as soon as the electricity would reach the prices would appreciate much faster than B-17. Kindly further guide me.

Currently it is hard to do a camparison as B-17 is has seen housebuilding for the last 2/3 years whilst DHA 2 extension is unpopulated unless you include Naval Anchorage. So by the time that DHA extension goes to 60 lacs prices in B-17 would also see some appeciation and it maybe around 50 lacs anyway.

DHA extension would be good and have an edge over B-17 but only when DHA Valley is built and populated which will take a very long time. The disadvantage in DHA 2 extension for me is that it would be further away from the new airport.
