Suggestion for house buying

Hi everyone.
I hope this question finds you amongst the best moments. What you great people recommend if you guys have around 15 million. Should i buy me self a house? Or start construction business with zero experience? Or start investment? I'm my self a investment advisor.

For Investment:
a: Buy two 8 Marla or 8 Marla & 5 Marla plots in DHA-3 in army allocation block G. Wait to get lucrative profit is minimun 2 years.
b: Pindi bahria town phase-8, sector K, buy plots & wait is also two years, may be less
c: Buy one Kanal in phase-8 Orchard around 10 million. In orchard one Kanal area, possession and ready to build facility. Entire Orchard is appreciating but go for possession streets.
d: Read seniors comments on CDA I-series & invest there. CDA property always gives profit.
e: Buy 5 Marla's in phase-8, garden city in zone 5A @ 50 Lacs this can appreciate fast as only 3 km from GT road.
Construction business:
Avoid if you do not have experience then take a mental note from us as we are providing construction services....A 5 Marla house in hot blocks in a good society, gives you profit from 10 to 15 Lacs. Avoid this as you do not have experience...
Rental Investment:
In Pindi bahria phase- 1 to 6, best renting available...a 70 Lacs shop can give you monthly rent @ 35000.
Houses investment is liability, a flat appreciate less than a commercial shop, house renters damage the house whereas a shop once vacated needs only painting.
Construction business is very demanding and offers challenges...

As i have through your query plus i have read the suggested comments that also push me to help you out to the best of my knowledge. As real estate agent i would suggest you rather you should think about DHA why don’t you invest in new property options Eighteen and Tremezzo Bahria garden now i will explain you why i am suggesting you.

  1. Eighteen: Buy villa of 1 Kanal, eighteen is giving you fitted house with all fittings. Eighteen 100% own its land and 15% down payment and remaining you will pay in installments. here the key point is you are paying for a house not for a plot. now if i talk about investment point of view every quarterly Eighteen revised its prices so automatically your villa price will go up and that profit you are gaining in a very short time rather you should wait for two years. Eighteen is going to deliver its first inventory of villa and apartments most probably in between Jan-June 2021 and for your information people already book the first inventory.   2. Tremezzo apartments at Bahria garden: the construction of this complex is near completion Tremezzo also offering a golf course and luxury living style. i have 3 bedroom apartment semi-furnished with golf view. the best about Tremezzo is that you pay 30% down payment and pay two installments and you can get possession what else you want and the remaining amount you can pay in installments. Bahria is a reputed society so what you invest today you will get a handsome return.

my opinion start trading in bahria/ DHA plots

In my opinion DHA Homes are the best option for budget like 15Mn.
8 Marla Price starting from 13-15 million
As DHA Valley got exponential growth in Last year.
And connectivity via Islamabad Expressway is also underway
Profitable investment in coming 2-3 year.
