Update - Margalla Avenue Project

Political tension will not be long. But this tension will hinder usual little activity after Eid.

Malik sb ye na ho tsunami sub baha key ley jaye aur PT ka period shuru ho jaye ?!?!??

Kya Margalla Avenue aur kya B-17 :(

Pakistan’s situation cannot be worse than what it is now. So whatever is going to happen will be positive in political as well as in economic terms. We have already achieved the lowest limit in all respects, so please rest assured that the looming political turmoil will actually result in something positive.

This time this news has hit like all major news paper now. Hopefully if the news is correct then B-17 investors should wear the seat belt like last year and boom

Such stories published in the media belong to big investors and property Dealers of that area who want to extract more juice from their investment. …such news items indicate extreme incompetency on part of CDA…

Well the project can be delayed. YES! but it can not be stopped and forgot forever. As an engineer, i know development process slows down when social and Environmental issues step inn thought around the world social and environmental issues are being sorted out, they never become a reason for the closure of the development project. InshaAllah here also, the project may take more time in taking affectees on board but eventually things work out.

@Zeeshan: The question is how long will it take CDA, to get the affectees on board. And as you know the longer it takes to get them on board, the complicated it gets.

I think a lot of forum members with a more balanced approach like Mannan are rightly recommending to wait for the right signals before jumping in e.g. Land issues resolved, new route approved, contractor on board, Cda starting actual work on site etc.

@Gohar, well in this project, i have heard the only hurdle is now a graveyard. In most of the dam projects graveyard are left where they are and just the whole area is flooded with water or whatever development activity needs to be done on that particular site. Its the same in Tarbela dam. Road projects have this advantage of changing the route, or having a fly over which i think CDA is considering these days. Well the crooks of the matter is that it will take time. In this fiscal year they have kept money for MA so we will be at a different scenario during June 2015. Lets hope for the best.

@Zeeshan. YES. Totally agreed that its not a big deal and its doable but the problem here is CDA itself. Really hope, CDA gets over this obstacle sooner than later as B-17 badly needs MA completion. I wish MPCHS will step in just like MR did in the case of BE-1 and built the access highway.

So much of the road work is already done I think about 60-70%. If you make an investment decision relying on Margalla Avenue then in worst case scenario you can only go wrong about timing by a year or two, but there can be no doubt that it will be completed. C sectors, Islamabad bypass etc. So much is dependent on this road.

But if you wait for confirmed signals then, you are among the many non-risk-takers. Then you will have to buy at high price on the up curve. This is why now is the time to make your move.

Pk1 thats exactly my thoughts about the project. It can be delayed as much as authorities and people want it to be, but they can never undo whats done. I mean the thing can be seen on a google imagery. Now still people think it can be stopped forever. :)

The Government knows that the more they delay, the more expensive this project will get. So they will surely do something about it this year and in fact, in the first quarter of this fiscal year.

Inshallah and I hope CDA make this a top priority. @PK1: That is one thing at the back of my mind, that prices may go up further once the shovels are in the ground, though prices have already peaked, in the last couple of months based on the assumption of MA completion.

Ghoar dont know but prices have been downward alll along since last 6 months

Dear Pk1 and other experts

What is better now 1 kanal plot in E 17/3 or 10 marla plot in B 17 C block? Please give your opinion.

Regards

Both societies are very good options. But in E-17/3 I will advise you to go for one kanal as 10 marla plots in Cabinet are expensive. In C Block of B-17 you may also go for 10 marla option.

On the whole, I think in thr short run B-17 will rise more than E-17 so B-17 Block C is a better option. B-17 is also subject to dealer euphoria so as soon as work begins on Margalla Avenue, the dealer network will come out of their afternoon nap which they are having these days.

Then you will see this professional dealer crowd in action. They will activate their mobile phone free-minutes packages from mobilink and ufone and that is all they need to start the game.

Hahahahahaha good one PK1 with that mobile package scheme. Well very true, that they have already tried to kept the rates of these societies just just be news items but now people want something on ground. So once the work restarts, dealer public will get activated and start fooling people around.

Bhaio, Eid came and went , so what about the news of starting MA work ’ immediately ’ after Eid. How immediate is the immediate ?. MA workforce should all be out in full strength by now.

Zameen.com members should go nd start building it , lol

It seems somethings are happening this time, Sab ko imran khan ka dur lga howa hai ka agr agya tu sab ko danda day dega. :) Just joking on the lighter side.

Picture in the Dawn shows D-12/2 houses in the background. Seems to be perfect for picture to be printed in newspaper.

Still it's good that razed encroachments on Service Road North of E-11. It created a very bad image of CDA. How motor washing stations and construction shops can be built on service roads.

So CDA can say that they have started work after Eid on Margalla Avenue.
