I need to know about this complex, as i am being offered a shop for 4 million in walayat complex in bt phase 7 and rental income is around 17,000. I have seen many shops vacant, i need to know do you think it is good for investment or i shouldn't ? I want to invest into something which is safe even if roi is minimal.

Please check with BT office for the latest ownership situation. In the past, BT was not giving ownership of this complex. Used to be RDA property.
The story is, to get the path of phase-7/8/9 from the landlord, MR settled with him for this complex while BT being staying away from this place ownership!
May not be as bad but when it comes to taxes, BT is free of RDA or any outside taxes but Cantt & RDA….You do not want me to in-digest your late lunch!
So I should refrain from this ? I am not sure where to invest. I am really looking forward to invest into something which is safe I can wait for 2-3 years, it is for investment purpose only.
Experts are saying property will take a deep dip. Make a deep “Thela” and keep your hard earned money inside until ye tax wala bhoot uttar jae.
I think in 3 months or so, things would be settled.

Lets suppose I buy a shop here for 2.5 Million which is earning me 10k, do you think it is a good investment ? more importantly is it safe ?

As I said, this place is in highly confusion. As of today still not with BT. I personally keep myself miles away from the Cantt and RDA. Being murdered by CANTT as we speak. Taxes, taxes , apeals, apeals and nothing gets decided.
In Willaet Returns may be good but taxes.....
BT phase-8 small commercials are confirmedq coming up, the ones costing below 40 lacs, why do not you think in these directions, sir?

Return may be good but why do not you go for small commercials in BT. Under 40 lacs plots are confirmed coming up. I think now small plots are most favorable for investment.
Walayat complex is fail because of electricity and water issues.Less rent in 4 million investment.
Go to Hub commercial 3 to 3.5 million shop and rent is 16 to 20k.
Personally i don't like Hub commercial.

Dears this conplex is called Rabi center, is it same as walayat complex I have little knolwdge as I am an oversea Pakistani. I am really baffeled, am not sure what to do as I want to invest but want to be very careful as in Pakistan ai have been ripped off. Though it wasnt related to estate and amount was small. Plus I dont want my money to sit in bank and rot for no reason. I am in my mid 20's so I want to invest into something safe. Please advice.

For a bit longer time span here is what the pindi and capital market has to say in your budget:
Get 5/8 Marla in DHA valley in Oleander or in Lilly block: 3-4 years good return expected
Get 5/7 marla In BT Pindi in sector E-4/L/M or in E-1 ( best option by the way but a 6 Marla is at 28-30 lacs)
Some BT dealers are offering 30*40 plots in DHA acquired garden city at 30 lacs for 18 months installment plan. This is near to GT road. But here remember: the plots above 200 number are NOT with DHA-3.

Furthermore, what is the rate in Garden City (Dha 3) for 10 marla good location plot, I have heard they have stopped buying and selling at the moment, though my parents already have a plot 1+ Kanal in Zone 5 ? Do you think after GTA road access prices will rise ?
Well, I am thinking to buy 5 marla plot in DHA valley if the price is right, as I can hold it for 2-3 years, solely for investment purpose.

@ in DHA valley only two blocks are advisable at present situation: Oleander and Lilly. Here a 8 Marla is around 18 lacs and a 5 Marla 12-14 lacs. A 4 Marla commercial cannot be bought below 58 lacs in spite of the popular belief that prices have come down on tax thing.
There are 1000s of DHA homes are ready in these two blocks and posession is expected within 2016. Surely after posession of the DHA homes, prices will come up.
DHA-3: Garden city is also good as before it was accessed thru BT expressway at 18th km but after DHA-3 it is mere 5 km from DHA-3 access and also there is a small piece on the old BT access from GT road which is even near than DHA-3 access but believe only DHA-3 access as BT PATH is in dispute with land mafia.
Qayum bhai can u give slight insight into dha 3 / garden city ? how many sectors/phases/zones it has and which are good ? and also whoch parts of GC have been added into dha 3 ?

Zone 5 to 9 are in GC. There is a bit confusion about zone-4 as it also covers zine-5 extension. Now zone 4 or 5 extension part is only partially taken by DHA-3. The plot no below 200 are with DHA-3. The other side of the bridge is not included in the deal. DHA-3 was Rawalpindi housing society and will take extended time to get developed by defense and we already know that DHA is slow in nature. The BT part of DHA will be good though after GT road access as it is largely developed. Cannot suggest you investing in DHA-3 now as still their audit ongoing aour ounth kis karwat bethe ga, dekha chaeye!, sir

@ Abdul Qayum, I think prices has already risen (to some extent) after the new broke out, that DHA will acquire GC. I think it will further improve because, apparently this is one of the most stunning looking people of land in Bahria, but as you said we have to see where cookie crumbles. I hope it shows more Positive sign, lol as I have a plot there. :)
Btw @ Abdul Qayum I am being offered a shop in the same locality Rabi center, for around 2 million. I am thinking of purchasing it, regardless of rental income in mind. I wast want to invest with another partner of mine, so we can see some appreciation of your money.

You are right as GC has got better placement in buyer's minds after having gone to DHA, mainly due to its nearness to GT road. Actually there was a big jump for a while right after the announcement but then kind of settled later. Now as system is shutdown, people are waiting till DHA comes out of the audit and present a final modality. The second part of you comment is hard to understand " Rabi cener and appreciation of MY money" ?
If this something in Willaet Complex then run run and run away from it, sir!
@Abdul, sorry there was something wrong with the keyword, my last comment was full of typos. I am not sure if Walat Complex the one owned by Chaudry Tanvir is the same one as Rabi Center. What I know is Rabi Center is just behind it or it is same but not sure. When last year I went there the basement was quite active. This is the complex I am talking about.
Ok Here is a question, assume if you have 2 Million - 2.5 Million to invest for next 1-2 years, where would you invest, considering it should be not very risky, even if the ROI is minimum.
Perhaps, I was thinking about Islamic Banking, but I am bit reluctant due to Halal or Haram thingy.

The Willait complex does not belong to BT and for some people this is big thing as RDA and Contoanment taxes are pain as I said before.
For 2.5 M, you can get 02 plots 5 Marla size in DHA valley in the DHA home blocks.
Or a 5 Marla in BT phase-8 in E-4 @ 18 lacs or in sector-M or a 7 Marla in L @ 18 lacs.
CDA is out of reach with this money.
