Where to buy in Islamabad with 30 lakhs

I got some very helpful replies on my earlier question of where i can buy with an under 10 lakh budget.

As a separate investment, i would like to invest approximately 30 lakh rupees in 1 or 2 separate plots in Islamabad, but only in safe areas where there is no chance of title problems e.g. Bahria/DHA? This would be for a long-time horizon, not for building a house and so future capital appreciation is key.

Can someone guide where I can invest - I would ideally like to buy 2 plots rather than 1.

Also, I am coming in 2 months, should I wait to buy or ask someone I trust to arrange a purchase in Isb? The question is are prices expected to rise much over summer or its okay to wait?

Some good choices are e-17 (one plot one kanal), b-17 (e block 2 plots of 8 marla), pechs (1 or 2 plots depending on block and size), gulshan-e-sehat e-18, awt or engineering d-18, mixture of dha valley and dha phase 2 extension. Also consider bahria phase 8.

However, zone 2 societies in the above list are preferable.

Can you advise how much appreciation each of these areas (except valley which is selling in loss) has seen in the past 1 and 2 years as i am more keen to invest in areas which haven't inflated too much through speculation.

You have raised a very relevant issue. Which of these properties have not experienced a recent sharp increase in prices. Well all the solid properties have undergone massive price increases. For example prices of b-17 increased massively in 2012 and of e-17 in 2013. But these are developed plots on the ground where you can already start building your house. These are risk free investments so they are expensive.

If you want to buy where the prices have not spiked, then go for dha valley or dha phase 2 extension.

I would certainly recommend b-17 e-block undeveloped plots for safe investment.

You can also for i-11 and i-12, which has a lot of potential in terms of increase but would depend upon if the development is completed. Development is going on there on and off. But since your are investing for a longer period you can afford the wait of few years, and i hope it would not be a bad choice for long term investment, location wise they are close as compared to b-17, d-18, pechs etc.

Prices in dha valley are no more in minus, prices are rising day by day, so i think the waiting period of 5 years is almost over now, and if you are investing now, you can surely wait for few years. Because in the of price of 6 to 7 lacs for five marla plot, you will not be able to get plot in this price with dha level facilities.

In my personal point of view, no one can really predict the future, and there is no tomorrow in business, if you have money to invest today, go for it because you never know about tomorrow to come.
