Please compare PECHS, D-18, Gulberg, Bahria Enclave, Ghori Town for 1-2 years investment.

Investment wise enclave looks like a better option as Bahria will give possessions with in year or 2 years in new map too.
D -18 is good as land is level electricity gas is available location is same like b 17 c block, almost 10 houses are under construction and it will be near most from motorway b17 interchange.
PECHS depends on there development plus on new air port when new airport will be functional then prices of PECHS will appreciate but location is not good as its on Fateh Jang Road narrow road with heavy traffic.
Gulberg installments plots will take time as society claim 2 and half year for possession other thing is that rates are not very good in that particular area or zone.

What is the rate of 10 marla plot in Bahria Enclave?

In old map profit is round about 5 to 9 lac in new map normal plot is available on 50 thousand profit.
Just to add on some info on Bahria Enclave pranks. Be very careful, if you buy a 10 marla or kanal plot in new map, their location will be on far south east near Jigyot or in other words corner of Enclave.
Its to better to buy plots only with possession. Bahria can really trick you very cruelly with installment option. In next few days or latest by December you will see the panic in market when all these new map plot holders will officially get to know that their plot location is the worst of all.
So far Bahria has released 4 different maps to their own benefit and to increase the prices artificially and exploit the poor customers helplessness.
And for your further info, Bahria has created some new stripes of 10 marla and 1 kanal on the northern side and is booking at 45lac for 10marla and 75lac for kanal. But these are fake prices, they will direct you to their allied dealers to get the same plot on discount.
It's a long story to explain but a simple piece of advice is buy only plots with possession and be very careful when you visit the location as dealers can show you a different location and sell you a different plot.

Bahria Enclave (8 marla) or Gulberg for 2 million investment for next 2 to 3 years? I heard from many real estate persons that Bahria Enclave is risky due to Malik Riaz conflicts with Chief Justice. I was interested in Bahria Enclave but later change my mind. Your last comments show that its still good time to invest in Bahria Enclave for good returns.
For 2 or 3 years time its a good investment. This project land is already clear and development work in full swing however its almost 6 km away from park road turn to kuri.
Bahria Town does not have a good record of delivering plots on time and later imposes extra development charges. I agree with MBS, I would only buy their plots on the ground rather than files even if I have to pay slightly more as it works out cheaper and safer in the long run. However they may deliver the first phase quickly in order to use it to push people to buy the phases that they will start later where they would then be more likely to return to their old tricks again.
