Where To Invest In Bahria Phase 8

Can some expert guide me where to invest in Bahria town phase 8? A plot/a flat/a shop/a small house which of these will be a good investment for better returns? And also please tell me which sector is better for investment? I have a budget of maximum 50 lac.

I suppose a small house will do the trick for you so that you’ll already have an accommodation at hand which you can either rent out or live yourself. Small house could be beneficial for it will start giving you readily returns, though small, in the form of rents and then if you want bigger returns you can always sell it.

Can she get a house in this range in Phase-8 ?

I think i have awami villa in my range. Is it ok to invest there? do you think awami villas will be better returning then 10 marla plots?

I think Bahria Homes 5 marla single storey is also within that budget. They are also easy to rent out and should be preferred to awami villas. 10 marla plots have generated tremendous return (almost 300% in some areas) over the last 18 months, but I am not sure about how much they will rise further, although as of now, the market is still rising.

You can buy 2 plots and keep them for couple of years and then sell one of them and build house :=). Awami Villas r more or less like "katchi abadi" of Bahria Town :=).

Now someone shuld tell you which sector of Phase 8 is good for investment.

If you are looking only for investment purpose forget about awami villa`s or any house, safari valley and I - J - K - L - M - N blocks of phase8 are better for investment. But one problem is that rates are on peak at the moment, property in phase8 and safari valley have moved about 30% up in last 40 days. So not sure where it gonna end. All in all plots in phase 8 is safe investment it will give you good return…

Or you can get even cheaper plots on paper if you want bt phase 8 ext.

Use searching on this forum to search the property in Phase 8 and then you can get some rough idea. As Sheikh Abdul mentioned you can also think about phase 8 extension but its better to visit the place yourself before making any decision .

These past couple of years there have been a lot of politics involved in bahria behind the scenes of what we don’t actually know. Especially these past 6 months there have been a lot of politics involved in terms of bahria having there noc cancelled by cda…unsure of true? but getting it reinstated constantly this is the case with bahria. Its happened to enclave, phase 8 etc…as people mention behind the scenes that malik riaz saab gives cda a bone and they give him noc and when he forgets to throw them a bone, they cancel it. Therefore, you can buy in phase 8, but in my opinion to ensure its rock solid, safe investment - you should buy a possessioned plot in phase 8. Other than that you should consider phase 8 extention. As its a lot of money at stake in my opinion, as nothing is certain at the moment!

Both Gentlemen are absolutely correct.I also observed the same.

I myself would prefer something with possession. Do you think rates can go down a little bit towards the year end or start of the next year like it happened before? i have observed last year bahria was the front runner in price hike, followed afterwards by other societies wihile prices in bahria were steady. Is my observation correct?

Dear Shumaila My suggession is not to buy a constructed house, you'll have to face a lot of headaches and return is not that attractive. I would suggest you go for 10 marla plot in Ph-8 blocks which are just developed or still under development. Keep for 1-2 years and you'll get at least 100% profit. Best selling time will be when possession of these sector starts. I'll recommend L, M, N sectors. Prices in L are around 24 lac so you can buy 2 plots there. Good luck :)

Due to recent price hike in Bahria Twon Rwp, every one is uncertain there where the trend will take these rates further. So, people will think 100 times before investing hardearned money. Regards

Bahria is not the only one in price hike race,I-12 ,E-12 even PWD gained more than 50 % in last 6 months,which I observed.Other sectors of Islamabad also recorded handsome gains but I don’t know how much.Other senior contributors could tell exact price hike in islamabad sectors better in last 6 months.

Prices will start to decline and level out to the correct price. Unsure whether this will have to big name brands such as dha and bahria but everywhere else this is usually the case.

Prices of real estate in pakistan rarely goes down instead it gets stable.Till law and other situation improves in other parts of country, prices will continue to rise.Surely there are some factors too which prompted investors to invest in real estate.
