Which Is Better To Buy Land In DHA EME Sector Lhr Phase 2 Or NFC 2?

I want to buy 10 Marla land in Lahore for 2 to 3 year investment which will give better return?

DHA EME sector Lahore phase 2 or NFC 2?

Should I buy 5 Marla plots or better 10 Marla plots?

Please advise.

Somehow I am getting an impression that forum members from Lahore are on a vacation these days! I am really no expert on Lahore Real estate, just a modest investor over there, but my impression is that in terms of returns, NFC phase 2, 10 marla is better for 1-2 years. DHA EME Phase 2 (which I believe is the old DHA City project) is quite cheap and affordable, but I think its a long way from seeing any significant development.

Dear Sayed Shb , Thank you for the kind advise. I have never bought any property in Pakistan i have heard allot of fraud stories in terms of double bookings etc.

If you can please tell me what precautions i need to take prior to buying a plot in NFC 2 lahore. I mean how will i make sure its on my name .

Nfe 2 is better but it will take a long time to develop as well.

I think its better for you to buy in Fazaia, which is very safe, qabza free and immediate possesion as it is backed by PAF and it has good potential for an increase but it all depends on your budget.

Agreed with Mr. Jawad opinion. Although the rates are already been high now. But its still having further potential. And above all its a risk free solid & on ground with possession investment!

@Faisal Ahmed. I think the most important thing you need to do, to prevent fraud is to deal with a real estate agent of good repute in the local market. At the time of purchase, it is the agent who will do verification of documents on your behalf and will deal with the transfer office of the society, which is what he charges you for. Frauds are usually committed by shaddy dealers. My advice would be to deal with an authorized dealer of the society, you can obtain their list from the office of the society. Try to ensure your own presence during transfer, or some close relative living here, who understands property transactions well.

Secondly, qabza is not a big issue in case of NFC 2 as the society is still under development and possession is not being expected any time soon. I think NFC has a decent reputation in this regard anyway. Since you are only investing for 2-3 years, it should not be a worry.

Lastly, I think Fazaia is also a decent option but interestingly, despite complete development and possession, its prices for 10 marla plots are only marginally higher than undeveloped plots for NFC. Makes you wonder where NFC prices will end up with development completed and possession granted, in 2-3 years time. Just my opinion.

Consider Sui Gas phase-2 as well (provided if you have budget of 2.5M/ 1 Kanal) as this scheme only has Kanal and above.... If you look at is location from Google earth or maps, it can be accessed thru Raiwind road (Via Sharif Complex Rd), Thru Bahria town main boulevard & thru NFC-2 as well. All these socities are well connected. Its development work is going ahead of NFC-2.... And SNGPL ki andar ki baar bta raha hoon. Its possession to be announced in near future... There will be a big rise anticipated in it.

@SyedAmjad The best 10 marla plots in NFC2 go as high as 21-23 lakh and minimum are available within the range of 16-18 lakh.

In Fazaia, the best 10 marla plots are @ 37 lakhs. The minimum goes as low as 28 lakh. Between 16-18 lakh as currently available in NFC2, one can't think in Fazaia now.

I don't see a marginal difference there.

NFC2 is even further than Bahria, the prices there may rise to 10 marla @ 37 lakh for good blocks and minimum @ 28 lakh after possesion , same where fazaia stands now.

Raiwind Road expansion, population of Fazaia (Handover of Zaamin Villas) and Ring road southern loop will change Fazaia worth drastically.

Its just my opinion.

Scheme on and around Raiwind Road will be benefitted for sure, during this current government…

@Jawad. You may be absolutely correct, and as I have already made it clear, I am no expert on Lahore real estate market either! However, I think my previous post might have been misunderstood, I was not writing off fazaia society at all. However, since Mr Faisal had mentioned NFC 2 and DHA-EME sector 2 as his options, I took that as indicative of his available budget. Now in that budget, would it be wise to go for a prime location plot in NFC 2 or a below average location plot in Fazaia, which again, would be only marginally superior in pricing at the moment and he is looking for 2-3 year investment horizon? I know I will chose the first option, hands down.

I am not sure if the prices for top 10 marla plots in Fazaia have actually reached 37 lacs already... Asking prices can get ridiculously high, actual transaction costs is what really matters. I am sure whatever sources you are checking prices with are more reliable and authentic than these people:

I'm not at all an expert and learn a lot from posts of brothers like you. Lahore Real Estate does not update prices in some locations and tell the real prices once you call them and sometimes in their forums they give prices of specific plot numbers that are more realistic. Anyway , I did the quick search on zameen itself and ended up with results posted in my previous post.
