Which Phase Of DHA Lahore Is Best For Investment Purpose

All the respected members of the forum who have knowledge of DHA Lahore… Can you please tell me that which phase of DHA Lahore is best for investment purposes as one of my uncle want to buy a plot there just for investment purposes for medium term… Which phase can multiply his investment?

If you make a balance between both Potential + on ground balloted thing (in terms of safety factor against time and location) then I would vote DHA phase-8 to be on top for medium term...

But it depends on ones own priorities, time -factor, available budget etc. Etc.

Sir budget of my uncle is round about 13 million±…How much will it appreciate in two years time??Which block is best to invest…How much he can expect from this plot in two years time??What are the prices in the best lock of phase 8??

No body can say anything with certainty that how much it will appreciate in two years time.... But I and some others also believe that phase-8 when fully developed will sort of beat most expensive DHA phase i.e. Phase-5 (say in 3 to 4 years ??)..at present 1-kanal in phase-5 is around 22M to 23M ?? (correct me If I 'm wrong) Best block in phase-8 is I guess is W-block... And he can get 1 KANAL there around 15.5 to 16M... Better consult some experts working on-ground.

DHA Phase 7 R block good location one kanal plot. It can give you maximum return in 2-years.

@shoaib sb…Sir they were at 15.5 M but they have depriciated a bit…I think that the are available for 14 to 14.5M right now…What about the plots near ring road??Are they expensive and worth it to buy??

I think they (W Block plots) recently hovered around 18M… Now corrected around 15 to 16 I guess… But confirm it with the market… Don’t know about rind road plots… But I think there is nothing special attraction for rind road peripheral plots.

Personally I am keen on Phase 7 blocks such as U, Y and Z.

Sir Phase-7 plots are surely good, but for very short term investment like if anybody wants a return within maximum one year ( as its possession is well expected to happen by 2014)... But phase-8 has surely better potential than phase-7 in the medium term... When both phases will be developed by 3-4 years, believe me phase-7 will be no match to phase-8.

I heard DHA Phase-7 commercial balloting has done 3-4 days ago. Now; DHA is sending intimation letters to owners. I am not sure whether it will affect the clmmercial plot prices or not.

@Shoaib Mansoor; I agree with your analysis for phase 7 & 8 but one factor can slightly change the scenario in long term future and that is "knowledge city". Knowledge city is going to be a huge project onstructed in Phase-7 between Y & Z blocks.
