Why do real estate agencies not take interest in their work?

I have observed that real estate agents of big firms don't take interest in helping clients if they have to work for a small deal. Why are they so greedy and not hard working? Why don't they think that a person who comes with a small deal can have many other deals or know many other people who can be referred to their agency? Or is it because the market is down and they will come running after you once the prices start rising??

Dear junaid,

you need to find some one who is specialized in that specific area/ sector also make sure you do your homework first so you exactly know the price range and current market standings for that area. It would also help you to give suitable and realistic offer.

You also need to workout on your demand as well i.e. If you are seeking huge bargains then it might not be possible for them to get it for you so make sure you give them a realistic target which they can achieve and also present your self as a serious buyer.....

Then dont go to big firms. Whether a plot or house is circulated among these small and big firms and any unique plot or house is reserved for the investors of such dealers so genuine buyers rarely get a chance to grab it.

I have found small firm dealers, obviously who are not rich and own big cars, work hard and fairly due to poor network and connections and strive for their commission only. Whether you buy plot or house your ultimate goal is to meet the genuine seller or buyer, quote your price and enter into the deal. Dont waste time or bother about who do not take their work sincerely as nothing can be done to change them.

Yes, that's what I'm saying but big firms have good visibility and good humble dealers are not so visible, besides you cannot trust anyone so easily.. I usually need the services of a dealer to avoid any fraud buyer/seller etc..

Can someone give us names of good hard working dealers along with their numbers? People who will work and not just advertise their company names and boards only for big fish..

Depends on which area you are interested in. Can you tell the location where you want to buy or sell plot or house

I am agreed with ur reservations regarding those dealers who have strong network however for Mumtaz City,Top City & Wapda Town u can contact me anytime then u will see the difference of services.

I think you should go to local dealer of the society where you want to buy. Every society has some specialists.

If you go to a big firm then you will notice they are not specialists and they have local contacts with other dealers.

This is common in our country.

There is no customer service concept.

Most of the dealers don't like commission only but look for margins which are obviously low in small deals.

Junaid. My own impression is that dealers even work for 10,000/- I remember quite a big dealer in F-10 Markaz. I was having a deal of E-11. The deal was through 3 dealers. Theysaid that we do not leave deal even for 25,000/- . I remember the next time I went to that dealer, he was filling form of new Honda Civic.

Since I spent most of my life in Peshawar, I was impressed with Islamabad dealers that they work hard in comparison with Peshawar dealers.

I think if you specify area, than everyone can recommend some "good" dealers.

I think dealers work hard in this world and will also work very hard in life hereafter. I hope you understood what I mean.

I agree with you but not all 5 fingers are of same size. So as these agency. I know few agencies was are very very serious about their work and their clients. They take all the clients very seriously no matter how big or small the deal is.

According to my little experience many small investors don’t get good deals as they deal with many agents to confirm specific investments what happened then calling starts between dealers and price going up up and up so i recommend pick 1 or 2 maximum dealers for specified investment area and deal accordingly with them internet will give you an idea for true rates secondly buying property is not a kirayana items try to be specific as a seller or a buyer don’t be smart they are too much smarter in there respective work :slight_smile:

I do agree with your observation unfortunately there is NO Training or Institute in Pakistan for real estate Agents that teach them their role.In USA & Other western countries in order to become a Real Estate Agent you have to Pass the Exam get the license.In Pakistan most Real Estate Agencies are desperate to hire Agents on Commission basis there is hardly any criteria,on top of it there is Cut Throat competition among Agents to close the deal. There is high turnover of Agent from one agency to another.Most of the time customers only criteria is least possible price for a property they want to buy & Maximum Price for the property they want to sell rather than a good service.sometimes customers do all their market research through a good agent than end up closing deal with the another agent purely based on slight difference in price.I Agree with Troy Not all agencies are same.

1=A dealer who makes time restriction and impose a hurry on your thought process by no means is a fare man, he is a fraudia.

2=A Dealer who insist on purchase and try to convince you of double price next year, is not your sympathizer but a greedy crook.

3=A dealer who apparently looks at your car(Suzuki/Toyota/or Camry/etc plus your appearance ,and then you notice some changes on his face( either entertaining you or neglecting you) is a greedy man, so better avoid him.

4=A dealer who is happy ,when you are happy ,and is not bored till you are not bored/tired is a correct address man.

5=AND THEN, KHUDA GANJAY KO NAKHUN NA DEY,

A dealer with an extra plus/minus , as a single question from him can give us a hint of his this extra plus/minus ..AND that question from him(dealer),HOW MUCH IS YOUR BUDGET?now remember if he first ask about the size of the plot you are interested in then he can be a fair one , but direct jumping in your budget pocket before your requirement specificity is a sign of control he wants to have on your thinking process.

Junaid bhai well said .2 or 3 calls to a seller makes him feel that oil field has been found in his land .

Many dealers or single dealer .never trust them otherwise you will know the meaning of top in little time .

Can anyone recommend good Bahria Phase 3 dealer?

And also try to avoid a dealer who is insisting on not to meet the seller of the land …

Junaid Mirza: Nobody is being smart, we just want to do business, professionally. Unfortunately there are no professional ethics or standards in this country. What more specific and straight forward can you be than saying "Bhai jan mai ne plot bechna hai is jaga aur itnay par", then it's their job to get a buyer and give me the feedback, but instead since they observe that the commission or "margin" is not good, they dont call back.. Ab choti deal mai kitna margin kama saktay hain.. Baray paiso mai bara margin hota hai aur top ki commission bhi..

Nauman Khan: Dealer's work is to make deals.. The seller wants max price, the buyer wants min price.. A deal is somewhere in between which is reasonable for both parties along with a commission for the dealer.. Problem waha ati hai jab dealer greedy hotay hain and they give wrong prices to get huge margins.. I agree, if an agency or dealer treats me well, then i can even settle for a small loss and a long term relationship, but our people are too short sighted.

Kami2k: Yes and some dealers tries to even control a meeting between buyer and seller.. But generally talking to the buyer/seller is not a problem
