Your advice for investment in Islamabad

I have a few questions related to investment in Islamabad (as we will visit Pakistan soon).

1) Should I invest in I-14, I-15, I-16 (by buying 2 plots of 8marlas). What is the current status of these sectors? What are the prices?

2) Should I buy a 10 marla plot in G-13? (the prices are raised already)

3) Should i buy home of 7 or 8 marla (old, double) in G-9 or G-10 sectors? What is better option for me according to investment point of view? If you have any other advise, please share.

I-14, I-15 and I-16 are Zone II low cost sectors and are good for long term investment of about 5 years or more.

G-13 is a fully developed zone I sector and is much more expensive than I-14, I-15 and I-16. You should buy in G-13 for living point of view and not for investment point of view because this sector has already matured and sudden jump in prices is not expected.

G-9 and G-10 sectors are considered the 'real' Islamabad sectors (but not posh Islamabad sectors) and land there is even more expensive than g-13 because of proximity with main Islamabad. But houses in g-9 and g-10 are 30+ years old. It is a good idea to buy in g-9 and g-10 if you can get a reasonable house which is close to the price of the land. Why should you pay too much for a structure that is old. You can then renovate the house with further investment and hopefully make a quick profit on sale of renovated house.

But for G-9 and G-10 you need to do the purchase very wisely and consider the house from many angles (i.e. Location whether close to market or main road or good school; whether the street is wide and what kind of houses are in the neighbourhood, where is the nearest green belt etc; age of house; can it be renovated and what will be the cost etc. etc.). Then this is good for investment because you can make quick return and not wait.

Now for investment in plots, i would advise you to go for zone ii societies like f-15 (non-possession); e-16; b-17 (multi garden). In zone I, G-14/3 is a good option for return on investment expected in 2-3 years. For long term investment in zone I, it is a good idea to invest in e-12 (but be careful that the file should not be fake - check with someone in CDA).

With due respect your question is a little bit confusing for me like above mentioned options are totally different with each other like house in g 9 or g 10 is best for rental purpose or even for living as its center of zone 1.

10 marla plot g-13 is better option if you want to construct your home as its location is also better.

I-14 ,15 16 plots are good for long term investment not for personal living right now or even not for rental purpose.

Investment wise if long term option 3 is good , in less risk less profit g-13 is better option.

In my opinion, g14 is better then g13 due to its location. If some one want to do investment, i would recommend g14/4 or g14/2 & g14/3. First one for short term and other two for long term. G14 will become the gateway of islamabad cda sector and its prices will go more higher then present.

You are always welcome will reconfirm it but i think so price would be around 65 to 75 lac in different locations of g-13.Its safe investment prices will increase but not very rapidly. I personally don't think so that prices will decrease now in g-13.

If you need a good profit from i-14 you should minimum wait for 3 years as after 3 years sector will be populated plus Kashmir highway will be 5 lane highway and also new airport will also improve prices of zone 2.

Try investing in G-13 only. There are no guarantees that any other CDA sector will get developed in the next 10 years or so.

I-16 is already developed sector and a few houses are constructed there. As the link roads and access to that area improves and new airport is built its price should also improve. The rest of the sectors are already high so don’t know how much they can increase further.

I am very confused. In G-14/1, I am thinking of buying 10 marla around 30 to 35 lac. Already the prices are high there. Then why are the prices of plots shooting up if these sectors wont develop for 10 years? Where we should invest then?

Firstly, with respect i disagree that in G-14 it will take another 10 years for development to happen. The prospects of development work starting soon in G-14 are reasonably good. From what I heard even the tender has been floated. G-14/4 is already developed and G-14/3 is likely to be next to be developed.

Yes there is some risk involved i.e. That development work will not start soon. But you can always sell your plot and cut your loss. Also, remember there can be no gain if you take no risk. The more the risk the more the profit. That is the name of the game in real estate and in all other businesses.

In return for this risk of delayed development, you get a plot in zone I Islamabad for the price near the price of zone ii Islamabad. If you want possession plot in Islamabad zone i you will get the lowest for 4 times the price (compare price of G-14/3 with G-14/4).

If you want to play safe in investment for profit in real estate, then buy in Zone II Islamabad which is the other side of gt road like D-18, f-15, e-17, b-17 etc. But people do not consider these areas as 'proper Islamabad'.

You haven't specified your budget but i assume it around 7 to 9 million based on the mentioned choices:

D12 or G13 for living in short term

G14/3, 2 for investment. the opportunity buying time is gone though and the prices have hiked up to the ceiling, would only go up gradually now.

Zone 2: plenty of options, ever growing supply and unreal demand (small % of end users). Lot of dealers and investors manipulation in prices and it may not be sustained for long.

And if your purpose is investment, then always always buy plots. If you need a regular income and have someone dedicated to manage the house and tenants then get a small house in g10 otherwise u r only looking for constant headache.

Sorry am not informed of pindi sectors, so can't really comment on that.
