Hi,
I need your advice to buy a plot (Ideally 10-15 marla) in Islamabad. I am an overseas Pakistani and plan to move back in next 5 – 6 years. The budget in 4-4.5 million and I am particularly interested in the undeveloped area which has easy access to central Islamabad. I did a little search and found that G-14. E12, Zone-2 sectors (G15, F15 etc ) and Bahria Enclave could be the possible options.
Can anybody advise me the pros and cons of these options and best amongst them?

You have a good budget and time frame is also sufficient. G-14/3 is a very good option for you for long term investment because hopefully in that much you will get possession there. Location of G-14 is very good easy access to central Islamabad and it's not a pvt sector this is also a good advantage.
G-15 and F-15 are also good options but g-15 is almost developed and rates are already high there.
Bahria Enclave hm, nice option with many reservations. Its good as Bahria is a good developer but Bahria can never beat CDA sectors rate wise. and in your time frame they will must hand over possession.
G-14/3 35 x 70 you can get it in your budget. In G-15 40 x 80, F-15/1 40 x 80, F-15/2 60 x 90 in your budget lines.
By the way personally I would go for a 35 x 70 in G-14/3 investment wise or 60 x 90 in F-15/2 for living.

Both G-14/3 and F-15/2 options sound appealing. Also G-15 is not a bad option.
For the same plot size i.e 40x80 which one is better for "living" G-15 and F-15.
For Bahria Enclave, what are the main reservations and do you think they will be resolved in 5-6 years time. To me it seems nice location although a bit isolated.
Do you deal in these areas or can you please refer someone to me.

Right now G-15 is more developed then F-15 but after 2 years there will be no major difference between both of them as there is only a 600 feet divider road in between them and developers are same. So currently G-15 is better but according to your time frame both will be developed and populated.
Price is a reservation on Bahria Enclave there installment plans are very tough to follow. Some of our forum experts also thought that they will not hand over possession in near future so these reservations are there but 5 or 6 years is a long time hopefully they will develop it location is good and definitely there standard of development will be also very high. To me the best investment option as of today is 35x70 in G14/3 although there are very few plots of that size. But you should be able to get it in around 4 Mn.
For living, in 4 - 6 yrs, my preferences would be:
DHAI Phase 2 Bahria Enclave
coz i personally consider them on a better location and although in zone 2, the future charms are airport and jinnah avenue but zone 5 will become a city in itself if you look at the size of only these two giants. DHA I,II, Ext, Valley and Bahria Ph 8. And these two societies will create a much bigger community over a decade then all the small socieites of zone II combined.
And meanwhile if something kicks in E-12, forget everything else and hold on to it immediately. Although it won't take less than 5 yrs for its development, if started.
