Basic features of construction are :
The farmhouse is an approx 16,000 sq ft covered area building
built on a hill cut. Land was ensured not to be filling based.
It has a footprint of 1 kanal (approx. 5000 sq ft) on a 5 kanal land with a airy and well lit Open basement opening into an adequately long and spacious Swimming Pool.
Soil testing was done by authenticated firm and 6 x Boreholes were established.
Layout of site was confirmed by Gulberg Greens Survey Team
and counter checked by Survey of Pakistan team.
Water Bore down to 570 ft has been installed and is in working condition since last 2 years. Complete construction has been done using the same bore.
Land being on a sloping ground, the danger of seepage water underground cannot be ruled out. As a result, a perforated pipe runs all around the foundation of the building and opens into
Swimming pool drain. This not only secures the building but also makes water reusable in the rain harvesting tank.
2x Rain water harvesting tanks have been constructed to reuse water for gardening each of approx 3900 gallons capacity making a total of 7800 gallons of rain water storage.
2 x Septic tanks have been constructed with 1 x Sump to add more flexibility with regards to sewerage and independence from
society sewerage system.
1 x Over head water tank and 1 x Underground water tank have been constructed with a capacity of 3000 gallons and 4800
gallons respectively making a total of 7800 gallons storage for clean water.
RCC Ramp constructed to support any type of transport movement (Bower, Gardening equipment, etc) towards the rear side of the building (Basement side)
All electrical / solar / telecom connections have been
concentrated in a single room (Machine Room) in the basement to avoid cluttering of unnecessary wires.
For ease of use, single point of connection at main gate for plugging in of electric / gas generator set.
One supply point is given near the main gate for water supply
batching was done in presence of our site engineer and ensuring quality of concrete and proper concrete mix design. Concrete
cylinders casted and 3500 psi strength (At an average) achieved against a structural requirement of 3000 psi.

Sand for Plaster works - Ghazi sand (Chitrali expert labour used
for the work). Chicken mash used on every concrete/brick joint before plaster to protect the surface from any cracks in later

Steel - Amreli Grade 60 Steel used in complete project (Random
Bar Bending Tests done periodically and results ensured as per
standards of Yield, Tensile strength and Elongation.
Brick - Mark 33 Brick of Awal Quality procured from Azakhel,
Peshawar.
Crush - Margalla Crush (Rare resource in current market) has
been used (Minor Concrete Works).
h. U. P 2000 Ultra of Ultra Chemicals was used as seepage control measure in plaster of complete basement and all washrooms.
PVC/PPRC/Conduits - Dadex Pipes
Wires/Cables - Pakistan Cables (Procured directly from factory)
Termabin 5SC was used to termite proof the complete structure.
Any soil surface exposed was termite proofed before back filling. A guarantee of 10 years for termite proofing exists with
the company TARA Group (Bruckmann Pvt Ltd).
m. Complete building has been waterproofed in a double layer formula, using Terrazo chips as the first layer and adding bitumen to enhance the efficacy of chips.
Water tanks and Swimming Pool have been given an added lining of water proofing using Mitch Flexopu (Polyurethane Sealant) to prevent any kind of seepage
