ABOUT LDA CITY LAHORE
Over the past decade, Lahore has undergone rapid urban development. The city's population has also grown exponentially. Considering these two important facts, Lahore Development Authority (LDA) decided to launch the biggest real estate venture of Punjab, i.e. LDA City. As per the town's layout plan, 7 to 10% of LDA City land will be dedicated to commercial areas and 42 to 45% to residential properties. The rest of the land will be for roads, parks, open spaces, etc.
LDA City is a unique project, spread over an area of 60,000 kanal. It will have three phases, according to a land-sharing agreement struck between the town planners and their development partners. The project will feature contemporary houses, plazas and high rise buildings. However, as of February 2019, this city is offering only 5, 10 marla and 1, 2 kanal residential plots for sale. 2 kanal plots are available on cash payment. Property options in LDA City also include investment in residential plot files while commercial plots are yet to be announced.
The housing society is situated on Kahna Kachna Road, alongside Lahore Ring Road’s Southern arc. It is just 6.5 km away from the Metro Bus terminal station of Gajju Matta. Town planners will create entry points on Ferozepur Road near Hudiara Drain and alongside Buchar Khana Distributary Canal. The proposed location of the project seems ideal as, towards its north, it has Defence Road/Hudiara Drain, on the south, there's Buchar Khana Distributary, and, on the western side, it has Lahore-Karachi Railway line.
Rates of plots in LDA City are reasonable, compared to plots in other housing schemes on Ferozepur Road. The project is, therefore, considered a good investment option, for both homebuyers and investors. Lahore Development Authority officially has four development partners; two of which are the top names of the property industry, i.e. Urban Developers and Paragon City Developers. LDA City is said to be one of the largest housing projects in Lahore that covers around 60,000 kanal. Despite the fact that it is a project of LDA, the project had some issues in the beginning. There were around 9000 LDA City plot file holders. Unfortunately, the project did not have 9000 plots to allot those people and the case went to the Supreme Court of Pakistan. As of December 2018, the court has passed the verdict of dividing the society into phases and acquire more land of around 4000 kanal, in order to accommodate the 9000 file holders. Phase 1 will be constructed alongside Buchar Khan Distributary on the Ferozepur Road. Also, LDA officials were asked to present ownership documents of 4000 kanal, which were acquired by the development partners.
The project is an ideal real estate venture for investment purposes as well as for personal residence. As of February 2019, this project has just begun. The time is ripe for investment.
