Scheme 45 is one of the up and coming housing schemes in Karachi located along the main Northern Bypass not far from Gulshan-e-Maymar and Fazaia Housing Scheme Karachi. It is a project that may interest a number of investors in Karachi, and with its vast range of options, investment potential exists for almost all kinds of investors. The Motorcity by The Shaikhani Group of Companies is planned to be a haven for modern sports enthusiasts. Located on Northern Bypass in Scheme 45, the project is set to change the trends for residential housing schemes, not only in Karachi, but all also in Pakistan. It is set to be one of the primary attractions of Scheme 45 in the future, and for that reason alone, it presently forms one of the most attractive options for both investors and genuine buyers in the area.
It is a residential project revolving primarily around motor racing, and is designed to provide all the luxuries you could imagine and more including a circuit track, sports complex, showrooms, vintage car dealers, and gaming arena, among a host of other facilities.
On offer are 125 yd2 and 250 yd2 residential plots and 205 yd2, 300 yd2, and 400 yd2 commercial plots. The 125 yd2 residential plots range in price between PKR 2.88 million and PKR 3.2 million; while 250 yd2 plots are priced at PKR 4.94 million.
The prices for commercial plots range between PKR 12.5 million and PKR 32.5 million.
Originally announced as a Karachi Development Authority (KDA) project, it was later reverted to Malir Development Authority. This brings it a degree of authenticity and reliability, and it is considered one of the best projects in the scheme. The low prices mean that it is particularly affordable and desirable for both mid- to low-income genuine buyers and investors looking to make long-term investments.
The scheme, Engineering Consultants International Limited (ECIL), is planned to have all the modern amenities and facilities that you may look for in a good housing scheme. On offer are 80 yd2, 120 yd2, and 240 yd2 plots.
The 80 yd2 plots average around PKR 1 million; the 120 yd2 plots cost approximately PKR 1.8 million, while the 240 yd2 plots average around PKR 3 million.
Sajid Shah of Big Deal International Real Estate Services particularly recommended its Phase 1 since that has been performing particularly well.
Jinnah Residency is a project by Awabeen Builders and Developers. It is not a large project, but for genuine buyers looking for an affordable project, it may be an option that can be considered as it offers a number of amenities that you may wish to find near your home. On offer are 120 yd2 plots that are priced at around PKR 800,000 currently. The commercial plots meanwhile are priced at around PKR 1.5 million.
Muslim City is another one of the popular projects in Scheme 45. On offer are 80 yd2, 120 yd2, 200 yd2, and 240 yd2 plots. The latter three categories range in price between PKR 1.35 million and PKR 2 million with prices varying significantly in that range depending on the location of the plot. Meanwhile, the 80 yd2 plots are priced at PKR 800,000.
It is another one of the projects, Karim Housing, and is meant for low-income groups both looking for a home and to invest in the area.
Other projects that may be considered, according to Manzoor Ali Hajano of Hm Enterprises include Teachers Housing Society, Punjabi Saudagaran Society, State Bank Society, and Gulistan e Sakina Fatima. These are already projects that have gained popularity in Scheme 33 and they have phases and blocks in Scheme 45 as well. The difference being that prices in Scheme 45 for now are considerably lower, he explained. So in the long-term, they will make for great investment.
