With possession a kanal plot will cross the value of one crore in P sector, I guess.
What about in L sector?
In K, L and M sectors asking prices for one kanal are above 1 crore now. Actual transaction prices may actually be lower for some areas.
To be specific I have seen people asking average price for 1 kanal plots is 1.25 crores in K sector and 1.10 crores for plots in L and M sectors, N is around 1 to 1.5 crores. Q and P are behind with 85 to 98 lacs but I guess that their will be a quick big jump once the construction is allowed in Q and P sectors by DHA Islamabad. Because of the higher land level and closeness to DHA Express way it will surpass the sectors N, M and L plots prices.
Just wait between 12 to 18 months. What the gurus and experts have to say in this regards?

Anees Sb, I am not a guru but I agree that future of P and Q is bright. However I don't agree than they will pass Sector L or M in 12-18 months. Sector L is ready for construction, has the big square in middle - and is at least 3-5 years ahead. The catch up in prices will probably occur in a longer run - potentially 3+ years.
In terms of undeveloped parts of Sector N e.g. 3rd Avenue (I have no idea where would that be), Sector Q has already passed it.
In terms of semi developed parts of Sector N i.e. Second avenue or near by - I think it will stay at par with Sector Q. Generally most plots in Sector Q are better location than most in sector N so that will be define price.
Ahmed saheb. You have great knowledge of the area. You have mentioned commercial square in the centre as an advantage but I consider it as a disadvantage for a residential area. It will make the area busy more polluted air and some risk of occasional crimes. People love to go shopping occasionally but want to live at a convenient distance otherwise prices in L sector would have surpassed the prices of K sector which do not have any significant commercial area in it.
Also consider the big number of 10 marla size plots in this sector, this will also make the area more congested. The residential area with bigger size plots are always more expensive. Just note the number of 2 kanal plots on streets 5A, 5B, 5C, 5D, 5E, 5F, 5G 5H and some parts of street 6A in sector P of Q and P block in the map. This factor will lift the prices up for this sector in future.

Looking at the high prices of sector E adjacent to Jacaranda I still believe K, L, M to do really well. But that is my assessment only :).. Convenient access to main subsidized dha club and other amenities will be a plus.
10 Marla in sector L are pretty decent location though .. IMO best 10 Marla location in dha 2 just beyond masjid boulevard.. Corner ones are on Johar boulevard too after the square
However in long term the commercial benefit will be evened out as both side of dha expressway will have commercial which is fairly close to P Q N and L and direct access from All of these
Just for information. There are 3 houses being built in DHA 2 sector Q. Work for one has started, and other two are only marked.
This is quite fast so dha already giving possession in Q. Outstanding …I kind of suspect undeveloped sector N will be left behind

Yes they are bound to return back to wrap up Sector N and M - undeveloped area. There were some streets in Sector N in litigation - I don’t know what is the latest on that…
Saadi bhai and others. How far can prices go in k-Q from both 10 marla and 1 kanal after expressway widening or round about 2 years.
Sorry I was away from this discussion for some time. Let me explain my viewpoint specially to matrix and Ahmed saheb.Instead of living just opposite to a hospital it is better to live conveniently close to the hospital. P sector has 2 mosques and also M and N sectors have mosques.Distance is not a problem in this area because of DHA Express way with no signals. Even if you live at the end of P or Q sector with the express way you will reach to say Islamabad Highway in 12 to 16 minutes.Now let us see the delay to complete N sector. The K L M N P block is being developed by Habib Rafiq (Pvt) Limited and they are working at their pace, whereas Q and P block as I have heard is being developed by Bahria group and they are also working at their pace. I think P Q and N will be completed soon.

Recently I saw some advertisements in zameen.com by some big dealers for 1 kanal plots in Q and P sectors and the asking price was 1.05 crores each. I am surprised for these 2 sectors advancements as the asking prices have crossed the 1 crore boundary. Gurus and experts what do you say? what is happening in other sectors?
Honestly speaking these prices are unrealistic given that no basic facilities are available and they'll take at least ~5yrs to become livable.
Artificial hike in prices? Maybe but I'll leave it to the experts here.
