DHA Phase FIVE Islamabad

I want buy a kanal / 10 marla plot in dha phase 5 sector p .Is it good for investment for a period of one to two years.Will their be price gain in this time frame as development is going on.

What is your advise and opinion should i invest .

Dear AIRana, I received a letter, in November 2016, from DHA asking me to renew my certificate of old allotment. It took one month and got new certificate with revised plot number and sector number.

Thanks AHadi. I am overseas so not sure where and if DHA letter is received. I will try getting new letter during summer trip to Pakistan. But if it is possible to know the block/plot number from dealers?

I have recently received a new allotment letter… Street no and plot no is same…only block name is changed from P to F.

As I mentioned before, In Phase 2 sector P was in 2 different blocks i.e Block KLMNP and Block PQ. Looks like sector P in block KLMNP has been changed to F and sector P in PQ has been changed to sector G in Phase 5. In your case street and plot number is the same like before. In my case Street number has been changed from 6A to 9 but plot number is the same. And I think for AlHadi both street no and plot no have been changed. Now it is important to find out that the physical location of the new plots should be the same as was in phase 2. Please try to look In the map of phase 5 which I am sure is of sector F. Is it the same physical location in your case?

Yes it is the same. Last time I also confirmed this from their town Planning department that physical location is not changed… I also think that the area near to the railwayline(opposite to Q) is now sector G…the good thing about sector G is that development is almost complete and even one house was under construction.

Anees sb, i didnt have such info…but work on Q block is almost done so possession could be given any time…Fast development is going on at old block P area and its possession should be done by next year.

What are the current prices in A, B and C blocks?

What is the best block to invest in DHA Phase 5 with 8-10 Million budget? Need it for capital appreciation purposes.

Junaid sb PQ block is best for investment in this budget.

I think you shpuld wait until the maps of sectors F and G are officially published for Phase V.

Any news of the DHA Islamabad phase 5 map of all sectors?

Prices are stagnant for last 1 year in dha phase 5. Do you see any upward trend in coming period or should move investment to some other area?

See Prices in Sector P are already at good level for plots for non possession plots. Standard price of plot at good location is 1 crore. Which quite very good.

Development is slow now due to funds availability issues and expected completion is by 2018. Price upon completion should be around 120 -125 lakhs.

Dear all, i hear that DHA would be giving possession of few regions of P and Q blocks. What would be price jump as per your good experiences?

Prices will grow not after possession of blocks but only after the construction activity boom in the area and houses plus commercial starts building.

I visited these blocks 2 months ago…at that time dozens of machinery was working at site…this is ideal time for investment becz with expected signal fre access and dha interchange the prices could touch 3crore in couple of years.
