DHA Phase FIVE Islamabad

Prices stayed firm in developed sector K , L and even M . The decline in price in Sector P is due to halt of development.

If someone can now visit or check thru the correct situation of P site now.

Just to let you know previously there were two P sectors in phase 2. One was with KLMNP block and the other was in Q & P block. These 2 blocks were being developed separately by 2 different builders. I dont know the current situation but at that time block Q & P was being developed by Bahria Group and block KLMNP was being developed by DHA's regular builder. The sector P in Q and P block of phase 2 in now sector G in phase 5. At that time I was closely watching the prices of street 6A on Zameen . Com but yes it does not give you the actual price until you work closely with an agent and that I did not.

If somebody find out the current market print of street 9 in sector G of phase 5 then please let us know.

May be the development work is going on in sectors K,L,M or N sector but not in Q and P sectors. This can be the reason of lesser prices in sector P. I think prices in sector P will improve with the time.

You are right, the whole time i was confusing P with Q.

anyhow one thing is for sure, that DHA keep pacing development in different regions, to manipulate market in interest of big investors.

KLM are already developed with possession, so there price is natuarally stable. Q was almost developed but no possession…the development in P is going on may be slow due to moonsoon rains but machinery is there and working whenever weather allows.the reson for slow prices could be the investors interest around new airport. But with development nearing completion and highway expansion prices will bound to increase. Development and hieght wise P and Q are superior to tge earlier blocks.This is good time to buy there

I visited DHA Phase 5 couple of days back and saw some activity along Johar boulv and 2nd Avenue in sector N/New D. Shaukat boulv and couple of surrounding streets were already developed. So some good signs on this front as well.

If someone visit Sector P . Please observe if the development work is halt. As per my information work totally stopped due to lack of funds.

If have 2 plots in Sector P kanal each . Should i hold them or sell please advise as well.

I visited Sector P/(F)in last two consecutive weeks, few machines were working, i also seen a pile of tough tiles for footpath, which were absent before. Slow paced work is there. Also called a property dealer having office on DHA V expressway near to Sector F, and he told that possession is till December, though i don’t believe it. Asking price for a normal kanal plot (under development) is 95 or so and settled in 90±.

What are the recommended areas for buying a commercial area in Phase 5? Any expert can share their opinion on it

What is the current price of 10 marla plot in DHA 5 ? developed and under development both ? Also please share best sector for buying 10 marla plot

@Falcon, please tell us about the updates in P Block. There are a lot of rumors that development work has been stopped and that there is a drop in prices.

Could you update us with the real on ground situation?

I heard that 1 Kanal Plot which was trading b/w 98-100 is dropped to around 90!

Can anybody please find the map of DHA Islamabad phase 5 Sector G for me?

Today I saw two 1 kanal plots for sale in phase 5 sector G at Zameen.com one is on street 9 for 1.20 crores and the other is on street 10 for 1.15 crores. It is like 20 lacs more than what I was seeing only one month before. Looks like the possession date in this sector is very close. Dear Experts and Gurus any comments will be helpful for all.

Sir demands may be a bit on the higher side but yes the possession in sight thing has created goodwill in the market for these sectors.

See on websites anyone can ask or quote higher prices but reality is that these days Sector G plots are trading in between 90 to maximum 95 and category plots at 100 lakhs.

Mubashir sir excellent plots like double category or 3 category plus points such as main bvd corner or main bvd corber with extra land are being sold for even 100 plus tag.Inshort your analysis regarding the general trade point for most of the plots is correct.We can say that plots ranges between 90 to 115 bracket depending upon the on ground situation of the plot.

@ Falcon Sir. I am interested to invest in Dha phase 5 . I would like to know which is a better option to buy a kanal plot in Sector P or a good 10 marla plot in Sector K . For good return on investment or living in next 3 years.

On my last visit i have seen very slow development going on in in sector P due to constrain in funds availabilty. Your expert opinion is required about maximum completion time for this P sector and holding period to get good gain on investment. Thank you.
