DHA Phase FIVE Islamabad

  1. Gulberg and Naval Anchorage has already executed their interchange by there own resources and submitted design long time back to CDA . Where as Dhai have even not submitted the design yet for approval.

  2. Dha phase 5 sector P progress is almost halted due to lack of funds availability.

Please Saadi bhai shed your comments on these. I plan to come Pakistan next month for the purchase of same.

Mubashir sir development in these sectors are going on at reasonable pace and has not halted.Designs of bahria and dha are submitted to cda for approval purposes and that would definitely take little bit of time.Sir execution of bridges is a matter of time only and it has to be executed at any cost.Yet i had also learnt somewhere that the designed of dha is approved aswell and they submitted it long time ago.Sir maybe,tgey are waiting for the patch of koral till naval to get expanded like naval waited for the right time and then move on with the bridges project.

No news about DHAI phase 5 Map soft copy up to now?

How much does a hard copy costs and available from where? Please let me know, in the meantime I will look for somebody to buy it and mail it to me.

Purchase from where. Any phone number of any dealer carrying the maps? Is DHAI is selling Phase 5 maps?

The map is available with Dhai Town planning Department located on 2nd floor in the main building.

From agents it may be available also .but latest version will be with Dhai office only.

I visited DHA phase5 last week … The development is going on with medium pace. Hope it will be completed soon

Which of the below is better from the perspective of mid-term investment (1-3 years)?

If the available budget is around 6 million, which sector of above is better to invest and why? Appreciate if experts could advise...

Do you know for how much the DHA Islamabad town planning dept. Is selling the phase 5 map?

I tried to call them many times but nobody picked up the phone in this dept. In fact I want to send money in advance to the person who I will request to pick up the map and mail it to me.

I went to Town planning department last year when i went to pakistan last year and they provided the map without any payment.

@ Saadi Sir (Falcon) . Sir how it is to invest in the current Situation to invest in Dha Phase 5 Sector P kanal plots.

Is it worthy to invest as day to day prices are declining and very slow progress of development.

Your advise is needed.

Sir market is slow.Prices are stable but not declining.A good purchase may bring reasonable fruits in medium term.

Please advise what time frame you are meaning while mentioning medium term?

Also, what would be approximate price range for 10 marla plots in DHA Ph5 currently.

@ Sir Falcon. Do u see decline in the prices of Sector P plots in future.

And is it worthy to invest now.

Usman sb medium terms means 2.5 to 4 years approx.10 amrla in P block is 6.5 to 7.2 mil approx.



Mubashir sir i am not seeing any decline in prices of phase P block.A couple of lacs up or down is a regular readjustment feature of market according to activity.For medium to long term definitely one should invest.

I think the prices in each phase is almost on hold and not moving significantly. The reason I can guess is the count's current political situation. Once the situation is calm down the prices will start to move. The best investment area I think should be in Phase 2. But the recommendation of the Gurus is for sure very important.

I think you are right. The market is stagnant at this stage. However, Phase 5 is now seeing real construction activity in Sector A and hence its a matter of time before genuine buyers kick in and raise the overall prices

Yes it's true market is down due to slow development.One thing is very clear it will take time to liveable because of unavailability of basic facilities.Good time for genuine buyers for purchasing.

Market looked v slow. I was at the DHA office in Nov and it was dead compared to last year. Having said that, development work seemed to be progressing well in Sector F. One of the plots I was able to locate exactly. Another on Eftikar Khan had construction equipment on it so couldn’t tell precisely.
