DHA Phase FIVE Islamabad

I was in DHA office today and there were loads of people and transaction activity seemed to be in full pace. However focus is more on genuine buying and selling. DHA Phase 4 is the next place for dealers to make profits as Phase 5 has become way to expensive for them

Dha 5 has much room for price appreciation…one day it will become comparable to dha 2

Indeed - but god knows how far that “one day” is

In sha Allah as soon as dha starts work on interchange between phase 5 and 2 on islamabad highway, the gap will begins to narrow.

What is this Interchange. Is it a bridge? Is the work on DHA Expressway is going on or it has slowed down? When will they give possession in sectors F and G in DHA Phase 5? Any news?

@Anees sb, both Dha and naval anchorage submitted their designs to cda & NAnchorage has already build an overhead bridge…CDA has put isb expressway update on there main web page… G sector has already given possession, infact one house is already nearing completion…sector F streets are carpeted till zafar iqbal avenue and as per dealers possession till old map area (before water channel) will be given in few months.

I have a plot in sector G but still I have not received any notification from DHA to take the possession. They may have started to give possession in sector G but still they have not reached my street. My street number in 9. I tried to call DHA office after reading your post but as usual could not succeed.

Anees sb…try to contact your dealer or visit ur plot site and dha office whenever possible for u

With the recently announced decrease int property valuation rates, i think the real estate activity will pick up. Earlier it was expected to go up and now in fact it has been deceased. A major impact will come in DHA P4 and P5.

Thank you for your kind advise.This is the first thing I am planning to do when I visit Islamabad. Up to now I have not verified the transfer of my plot from Phase 2 Sector P to Phase 5 Sector G on a Phase 5 Map. In phase 2 sector P my street number was 6A and in Phase 5 sector G my street number is 9. God knows when the soft copy of the Phase 5 map will be available on-line. I hope the physical location of my plot remains the same.

hi experts what is the current rates for 10 marla plots. Are there any 13 or 14 marla plots in dha what is the rate for these as well. Is dha 5 liveable for the families. What is the future prospect for three yrs time frame as regard to liveability or price appreciation.

Under the banner of DHA phase 5 what is the outlook for Emaar Canyon Views? i have a property handed over since 2010 and am overseas and have noticed the growth and development of this project is really slow.

Would you advise on holding onto it or selling and re investing elsewhere? i understand there is a new road being built that will link Dha Phase 2 and DHA 5 as an expressway, do you think this will make a difference to the success of the project?

Sir emaar is not the under banner of dha 5.Better is to sell this property and shift either to phase 2 or phase 5 dha.

Saad I also read somewhere that Emaar is part of DHA 5. Can you double check?

Yes Saadi bhai is right. Though the land on which Canyon view is built is own by Dhai same as Giga projects including Defence residency apartments , Lignim tower,World trade center Giga mall.

All these projects are privite projects which have nothing to do with Dha and its standards. Therefore worth wise they are also low and investors plus genuine buyers are not interested to invest in them.

Better go to proper Dha phases 2/5 for secure and profitable investments.

For the Giga commercial plots in defence residency area, you make payments to Al Ghurair Giga BUT you get allotment letter from DHA.

With Emaar also you get Allotment letter from Dhai as well. But nothing more then this.

The market is inclined in direct investment with DHAI.

The area is designated as part of DHA-5 and title deed is from DHA. How else should it be part of DHA Phase 5?
