Sir fact of the matter is no mattet what arrangement has been made to portray it the part of phase 5,it is not deemed properly the part of proper phase.Also the quality of houses is not upto the mark.

Is Emaar part of DHA5?

Will the new expressway have any impact on the growth and development of this project?

Will the area around it be built on so that Emaar eventually becomes part of a wider community?

Finally if I were to sell what do you think I could expect as a return for a five bedroom unfurnished villa?

Shazzmyl Sir.For clarifying the situation,better os to sell it and smove forward in any regular phase of Dha since it has the capacity to offer more returns in comparsion to your present investment.Estimation can be conveyed after know the approximate location.

Muhammad Sir yes house in K block can be constructed but there arent much houses there in the vicinity.I think after couple of years situation will be far better.

I heard there is a plan to connect Ph2 and Ph5 by underpass. It will be very good if that happens as phase 5 people can use phase2 facilities until phase5 gets commercial areas developed.

Anyone know if it is true?

1.How long will be the holding period to have good return on investment

2.which is better to invest in 10 marla plot or kanal size plot

3.As per your assumption and assessment how many years will it take for development of this F sector.

Yes EMAAR has not taken off from an investment point of view the way it could have. But in any case files and plots are always better form an investment perspective as compared to houses.

Any way, EMAAR is part of DHA Ph 5 and that is a confirmed fact - whatever anyone says. Its price will rise proportionately with DHA-5 prices.

i need some information regarding which sectors or portions of dha 5 have litigation issues. Some dealers are selling cheap plots especially in sector C and D. Are these areas under litigation or have filled up plots

DHA-V, sector A (old K) is fully livable with all facilities, there are already 100+ houses and families are living there.

Emaar and DHA have been merged and they'll be connected internally too, but living in Emaar is expensive (maintenance cost) a bit boring, so I would recommend DHA instead of Emaar.

Phase-2 and Phase-5 will be connected through an underpass but it'll take some time.

The new airport close to DHA Islamabad is opening very soon but still there is no significant rise in DHA Islamabad Phase 5 prices is happening. Isn't it strange?

Any comments from the gurus will be helpful for the new buyers.

DHA 5 is not close but close enough… Just 45-50 Km distance from New Islamabad Airport :smiley:

Sajid bhai can you provide any authentic link that mentions the underpass to connect DHA-2 and DHA-5?

Can someone plz share a link to the new map of DHA 5 A Block? Are there any changes or the map remains exactly the same that was DHA 2 K Block?

@Pakistani… I talked to some DHA Officials around six months ago, they said DHA is negotiating with CDA , for building the underpass or interchange…How ever i have not seen anything in writing…

Which block is best to buy a 10 marla residential plot in DHA 5 or 2?

  1. Where is the maximum appreciation expected in DHA 2 or 5?
