@Sayeein. Why prices in Top City and Mumtaz have so much diffrence? Why people have still bought in Mumtaz City? There must be some difference at the end of day. What is that exact difference in your view?

2 reasons.
Mumtaz city has no dark history like of Topcity. Investors trust it more. The same way is for pechs.
Topcity is very close to airport. CAA fear still looms.
But if management at topcity does deliver and also CAA doesnot have any issue with NOC then topcity has the best potential.
And its not because of kh or so. But because of being closest to businesshub, the airport.

no. I dont think so. Any society which takes money in the form of development charges does not spend it all. Otherwise, their fraudlent business model to earn money is not successful.
now the logic that you quoted for first two questions is good for any business. But...but..but..
in this particular case it is dependant on the cost of land. Even if Mumtaz or pechs spend twice as more, the effect will be enjoyed by Topcity as investors flee to the neighbouring lands where prices are lower. Unless mumtaz city does something marvelous which topcity cant do. This could be bahria's examole.
in summary, topcity will be the top beneficiary if mumtaz city or pechs do or spend more on their development. Now this is based on the fact that topcity does not lag way way behind mumtaz or pechs. Thus in this the cost of land counts. When prices are equal in both societies, only then people do not compromise on development standard.

Nice discussion going on. Anyways, i am happy coz , hopefully by now doubts of many people have been cleared that link road t airport is being constructed via Kashmir highway and TopCity-1.
I agree with sayeein that the route will be restricted till it reaches TopCity-1, and i have already mentioned that TopCITY-1 have given almost 200 kanal of land to NHA , to get this access.
Prices of Mumtaz City are higher as compared to TopCity-1 , so i agree that investors , small and big both are attracted towards TopCity-1.As far as development standard is concerned, the difference will be negligible.

No doubt Mumtaz City is much better and standards development but prices are high than TOP CITY.Mumtaz City is smaller than top city.In my opinion at the moment TOP CITY is good for investment because of cheap and good location.It's just my opinion.
