No doubt MC and Top City are located at BEST STRATEGIC LOCATION visa v the new international airport and Islamabad. I have no idea about construction and management quality inside these housing societies but the LOCATION is prime ma sha Allah. My best wishes to all investors.

A society i know for over two decades by now. Started by well respactive retired and senior govt. Officers but later taken over by manupulative, lazy and people who worked for their self intreset while collacting salaries from the memebers of cooerative society were paying them to work for the interest of every member.
Location- Airport Link.
Any socity including PECHS will not be successful in the long run due to direct access from the airport. Behria Town, DHA , E-F
sectors in Islamabad all dont have road linked to any airport. What they have in common is good quality development batter trained and qualified staff and top of all real ground work instead of promoting something they cant control.
I live in Canada , being a born and raised Pakistani from Islamabad. I tell you the area,s right next to the airport are not the best area to live. Even in Canada, the area in most of 5 KM,s radiace of Toronto Airport is worst in terms of gernal people
living standard and income level and high crime rate.
What I am trying to say here is. PECHS , top city or any other socity will grow if their development is good. People who live in the socity are educated , settled and have a healthy living style. Area around Rwp/Isb airport other than Scheme -3 is not a great area to raise a family. And no sensible person will build a house on the roads where future 3.9 million passensgers will pass in a year
which means over 325,000 people a months and almost 11,000 a day people need to cross that road plus all commercial and airport employees movement.
So, lets keep a check on management that are they working for our interest? Spending our hard earned money wisely instead of renting expensive houses for society offices and Development work is done by qualified , reputable bidders not by relatives Ones we have the Quality of work. Than investors and people who like to build houses to live will have the confidance and return on investment will be good.
Fahad, unfortunately, most of us here do not care about ambiance or development standards. We are like stock market traders who play up with news to buy/sell files when prices moves. So who cares if PECHS or any other society delivers quality project or not. After all, we are not going to live there!
Societies have also learned the trick. Now they spend more money on marketing companies than on quality development.
Fahad sb this forum need people that can present analysis like you, its true in most of world but not in Pakistan, where people tried to settle out near commercial hubs and you can see this trend in all big cities of Pakistan. Major roads are developed by govt and housing societies tries to take advantage of such locations where most of infrastructure is build by govt (G-13 area is example, with construction of kashmir highway prices has jumped 2.0 million to 8 million in couple of years).
look at existing Banazir Int airport, 20 years back it was surrounded by villages and now from airport society to PWD and then Bheria, DHA, its 2nd largest populated commercial area of twin city ( beaten the Sadder, commercial market, blue area).
I am talking general public not negligible elite class.
In Islamabad no area left toword motorway but Zone-II where development is going on by number of private housing societies and people although suffered a lot ( from almost every one, JKCHS, TC, MPCHS, CDECHS, RP ) but no choice left here else to go.
Personally i favor your point of view that such a rushed area not good for family living but due to commercial activity across it would be successful if development done by societies ( not only road and airport).
Pakistan like country has no concept to live away from commercial areas. Proudly we mention that we live that developed area instead of peaceful environment. Fahad is right to advise but not good enough for us Pakistanis.

Areas near airports and commercial areas are not considered good for living and raising a family but these places still remain popular in Pakistan and the same might be the case in other developing countries. Some of the possible reasons have been discussed in the below lines.
Most of the developing countries have basic and poor network of roads and road condition is not good either. Commute to work is a big struggle with traffic jams and bumpy roads. To add to woes of commuters some kind of construction/development work is always going on at some part of the road and this creates additional blockages and bottles necks.
Numbers of cars per capita remains very low and most people don't have means to commute; for the families that do have a car it is not enough for multiple working members and going to work tea ins challenge.
Public transport is not good either, there is no urban transport facility available in any of the cities. Lahore has just one metro bus running one line and this is not enough for the metropolis of 10 million. Rawalpindi Islamabad metro is still not operational but again this is going to cover just a section og twin city population. There is need for more lines as well as modes. All in all public transport facilities are not conducive to living away from work.
Cab and private hire is not easy in any city. Karachi is a bit of exception which has good network of cabs on call, Lahore and Pindi-Islamaabd also has the facility but elsewhere the facility does not cover many of the ares. Even if the facility is available it's not affordable by most of the people and prohibitive cost don't make cabs on call a viable mode of commute to work.
Other facilities like medical and education also play a role. Although 1122service has improved and is quite quick but basic health facilities remain inadequate. Since most of the people live in joint families, visits to health facilities (mainly hospitals) are quite frequent and there is always a preference to live close to such facilities and population cluster tends prefer places near such facilities. Pick and drop provided by most of the school is not enough and is infect substandard. Mostly private vans are used by schools; these are expensive as well as substandard and unsafe.
Final factor in deciding where to live is a social in nature; we as a society are not used to long commutes to work; traditionally commercials places had the living places and many of the cities and towns still have the same set-up and people are living right next to a workshop or a bazar and don't find it odd or difficult. Living in a proper community with good living standards is relatively new and it will take time for Pakistanis to start living in new way. Economics is also going to play it's role; more income would mean more affordability for homes, cars and other facilities as well improvement in public service by service providers in public and private sector.

Where airport has its cons it also offers plenty of jobs approx over 30,000. This boast the local economy including housing sector.
I believe all housing societies will benefit from the opening of new airport. I wish any society would introduce push bike track alongside road network for public.

Lets continue, In 2002 after death of my father , we bought a plot in PWD from the money we got from govt and moved out from I-8. Going out from Islamabad was not an easy decision. Korang Town, O-9 were area with name Islamabad with them. Soan Garden was offering 10 marla plot in the price we paid for 08 marla in PWD. But I went for PWD's simple planning and keeping the land on its actually ground level instead of filling. I loved the Zone -5 for living as it was populated but felt that Zone -2 will be a good long term investment. I also own a non possession plot in CDECHS E-17. Did not knew any batter in 2007. When I bought a plot on my friend advice. I helped someone to buy a lot in G-15 in 2003. So, my thought was hmm, paying 700k for 30x 60 plot is a good deal. Not in 05 years but 10 years it will be a populated society.
What I am trying to say. Prices of societies on paper have a limit. After that, its judge by development. In 2003 a 8 marla plot in PWD was under 400K. Today is over 10 times. Not by speculations. But development in the area.
Same in zone -2 in 10 years top city, mumtaz city, PECHS, PAF tarnol and all other societies where members will build houses will look like same with very little price difference. But the society with more approach from main roads with good but simple planning will offer batter return on investment in the long run. So, lets keep calling societies where our hard earn money is invested. Keep a check on their expenses.

I am saying the price difference after 10 years in 03 societies Top city, Mumtaz city, PECHS for same size plot will not be a lot. 2-3 lakh maximum for the same size. Regardless of who have access from airport directly and which one have indirectly. And people will pay top money for society with good development and safe neighbourhood.

After 10 yrs the prices will be 2-3 lacks difference only....
I am sure once airport started functioning ( No matter 2 yrs OR 3 Years )the prices will instantly surge.
Its matter of Airport completion only.. People will develop the societies them selves.... And Societies people also knew this...
Lets hope and pray for the Airport start..
I think development is more important than link road and it's very sure prices will rise in all societies around Airport.Allah knows best.

The K & M blocks have seen recent developments in PECHS. The rest of the older blocks are same as before. Has anyone visited the area recently ?
