Open Letter to President CDECHS: 10-Points of Members

Dear Mr President

Cabinet Division Employees Cooperative Housing Society (CDECHS):

We are Plot-Holders/members of CDECHS.

We are writing to bring to your kind attention the fact that our society and its Management are receiving negative feedback at online real estate forums. This is a cause for great concern for Members. All Members are worried that this negative feedback is causing a bad effect on property prices in CDECHS.

As you know, CDECHS has excellent location as it is very near Zone 1 Islamabad with direct access on GT Road. However, in spite of this wonderful location-advantage, the society is suffering a lot in terms of plot prices and standard of living. Investors are suffering more because price of plot is not rising as fast as it can if the Society Management implements some basic ideas & suggestions. On the other hand, surrounding societies with not-so-good location are increasing in price. Even societies that do not have direct access on GT Road such as F-17 Tele-Garden on Fateh Jang road with Railway Crossing on the entrance has much higher Plot Price. Why? Because of excellent development standards of Multi Management!


Sir, We need to do something about this situation ASAP! We have a few humble suggestions:

I. Website & Social Media Exposure:- Society Management should make the Society Website very active and promote the society on Social Media as well. The society should hire a full-time IT & Marketing Specialist to promote the Society on the Internet. We need to put up latest good looking photographs of the Society on the Website and Facebook Page of the Society.

II. Maintenance of Infrastructure:- Society Management needs to do maintenance works on continuous basis to repair the streets and roads where patches need to be fixed. We need to construct drains so that rain water is properly channelled out. Many streets in E-17/3 are broken and need repair works. Management should post Photos of these activities on its Website and Social Media.

III. Installation of Electricity Cabinets:- Society Management needs to install high number of electricity cabinets as seen in Bahria and DHA in order to improve the pace of house construction activity.

IV. Construction of beautiful Masjids:- this is vitally important to promote activity in the society.

V. Gas Works:- society management needs to complete Gas Infrastructure Works quickly and especially in e-17/3. There is a need to provide gas at non-commercial rates to improve market interest from genuine house builders. It is these genuine buyers who make the prices of any scheme stable.

VI. Greenery:- society management has planted some greenery but we desperately need to plant much more greenery on all important roads to improve the look of the society even more. Parks should also be beautified.

VII. Cash Incentive for Construction Works:- Society Management needs to announce Cash-Back Incentive scheme of Rs 300,000 to Rs 500,000 for house construction for first 100 houses.

VIII. Other Amenities:- Society Management needs to incentivize the start of Commercial Centers and Markets in the scheme. Plus it needs to start 1 or 2 schools of Beacon House, Roots or Educators. Also, it should provide a small Hospital Facility in the society.

IX. Boundary Wall and Security Patrolling:- This is the most important thing to kick-start construction activity in a really big way! And indeed, boundary wall and security patrolling is desperately needed to prevent crimes, untoward incidents in the society to avoid bad publicity.

X. Possession:- last but not least providing possession of non-possession areas is a must to improve the image of the Society and to enhance the Satisfaction of Members.


Conclusion:-

If we do all these things, plot prices in Cabinet Society can go higher than F-17 prices because of better location. It can become one of the best societies of Zone 2 easily. JazakAllah.

@Pardesi. Good effort. You should send this in writing to your society management. I doubt they will read it here. The points you have mentioned are quintessential for the success of any society. CDECHS though, has a lot of ground to cover.

But I have written this on other threads which is also something that is very relevant here:

Cabinet Division Employees Cooperative Housing Society (CDECHS) is a fully developed residential scheme located inside Islamabad Capital Territory (ICT).

Cabinet Society comprises two CDA officially recognised sectors of the Federal Capital: Sector E-16 and Sector E-17. CDA approvals and NOC already in place.

One look at the CDA website shows it is a fully approved sector of Islamabad. Here it is:

Before purchasing, everyone should see the society on-ground and from Satellite imagery on Google Earth. It is designed in traditional shape of CDA Islamabad sectors comprising squares and straight lines. All avenues and street widths are according to CDA standards.

Many high ranking bureaucrats of Cabinet Division Islamabad have plots there. Development works in Cabinet Division Sectors E-16 and E-17 were carried out by one of Pakistan's best construction companies: Habib Rafiq Limited.

It is expected that prices will have big jumps two times:

One when new Airport is built; and

Two, when work is restarted on Margalla Avenue.

Hard to say if this will wake up the management from its deep slumber. But yes rightly noted above that this Society has the potential to become a hot favourite. All the ground work is done rightly, location, development designs etc. All they need is to wake up the management. But I don’t knwo if this open letter will be enough :wink:

We can make few copies of this and handover to society management by hands. Shayad thori sharam kha k hi kuch kr lain.

Cabinet Division members know about discussion on their society on various online forums and social media. But to be honest, I have no idea if this particular thread has been noticed or not. Any way, you can keep going and best of luck ;)

I have cousins whose parents booked initial allotment plots in this society so I know what their feelings are at the moment. They have made good capital gain but of course they are not happy with the slow state of affairs.

Faheem Bhai, Society officials are not active in contribution for any social media or online forums. Even official website of the society requires lot of updates. If you look at the news and updates page which requires frequent changes to the page. This page was last updated on Sept 2012.

This indicates lack of interest from society management.

CDECHS management is the most corrupt and only work for self interest, only way to wake them up is to Block GT Road in protest.

It will also work if you keep pestering them with letters and collective visits every week.

This is what I tell people of all societies where the management is non responsive.

Brothers, people call management from home for transfer etc so do not expect any thing going to happened soon. When people pressurize for electricity, they start work on it. Mean while when some one ask for gas they left electricity and start on gas lines, nothing finished.

Sir rather than sending this letter to President CDECHS i think it will be better if you send it to rangers or COAS maybe they will help you better

Haha yes Pardesi bhai you are right but the problem with these presidents or whatever is inko jab tak danda na mile se kaam nai karte aur aap ko to pata hai danda kon de sakte hain

Dosra tarika ya he k es letter ke “batti” bana ka president ko dain, shahid apni seat say uth ke baer dakh lain.

I think this is serious business here. People have their entire life savings and homes here. Ao lets make constructive suggestions only.

I don’t think it is a nice thing to use indecent words about someone we don’t even know personally. May be he is someone’s dad and how would his kids feel if they heard this kind of language about their father. What is their fault?

Their kids will know what kind of a 3rd class father they have who is working for his own benefit and not for the benefit of the people. Don't buy this that the President does not know nothing anything about what is happening and we need to bring this into his attention through an open letter.
