Sir jee, but hope someone will consider this point to avoid conjusting the GT road interchange as the whole zone 2 traffic will be depending on MA.
I think this is because they are looking for an outlet or a community that has the same interest as them. Don’t you want people to come here? I mean you have more benefits compared to those who take their time to visit.

Sir even though i have been a reader of this forum for a long time but recently started participating and my knowledge about property is still that of a beginner.
Seems like prices have stopped increasing for past few days as people who have invested a lot have started selling. Is there any chances prices will get correction in next few days or we will keep seeing increase in prices?

your broker is mis guiding you for rates. just hold your investment for next 6 months. the 5 marla F block rate has to touch 1 crore level. im saying for the plots people were not buying in 35 lac rate few months ago. but they are becoming crazy now & willing to buy them now at higher rates of 68 to 70 lacs for the target of 1 crore. just go and see mpchs headoffice in G-8. alot of rush & every one has become crazy now.
previously main isb zone 1 investors were not bothering with zone 2 investments. majorly middld class was investing there. but after the Margllah avenue work started. mpchs is getting out of middle class budget & entering in the budget of eliet investors class. just forget all dealer advices till december.
And never forget when majority of the people were saying b17 has become overhyped and a correction is due at 50-55 level of 5 marla in F block, I was giving the target of 1 crore for 5 marla till december. You can find hardly a worst 5 marla plot in 66 to 67 lacs now a days. so just hold your investment. dont listen to brokers & control your nerves.

I don’t have much knowledge in this area, just please clarify me as might be wrong, looking at plots of 4 Marla in E-12 in range of 90-120 , still you think the 5 Marla plot in F sector of B-17 @ 1 crore is justified .
Moreover what will be the situation of B-17 , when C14-15 and 16 along with any of currently left over D and E series also be in start of development.

you are matching current prices of other sectors with futue ptices of B17. future prices of all this line will increase collectvely. secondly b17 is developed and all others you mentioned are undeveloped yet.
B-17 is now selling time not in investment domain…
B-17 can never surpass DHAs in the long run
Theoritically yes, however, possibilities can’t be ruled out. There is an entire generation who bought lands in RWP in 70s instead of ISB, despite having a choice and ISB being cheaper at that time. ISB was seen as a Jungle and it was thought that it will never surpass RWP which is more populated, better developed, and having cantt areas in it …

CDA momentum is shifting towards Tarnol/Taxila side with all those newly launched/planned C, D, E sectors.
Yes, CDA have been best & will be a competitor in capital growth & rental potential but now things are changing… DHA-2, a one Kanal is now touching 4 crores…
For civic amenities, CDA has been far behind than DHA-2 and in future other DHAs will join the same living luxuries.
People are comparing B-17 with G-14 prices as G-14, a 5 Marla has reached 1.5 crore but there is a lot of difference between G-14/ Islamabad & B-17 /Taxila Islamabad.
If I-15, electrical could be done underground, which is likely, then investment in I-15 is much better than the present escalated prices in B-17.
I-15 electricity is not going to be underground, many people are confirming this, but still I think I-15 is better investment than the B-17 with current prices. F and G blocks are jungle at the moment and still 6-8km away from main entrance so 75 lac of 5 marla plot is not justified at the moment. In future I cant say any thing but for now with current ground realities its seems overpriced.
Proper CDA sector no matter how big of a mess will most likely grow better than CDA sector as Cooperative Housing Society

after eid i bet b17 minimum rate for a 5 marla F block plot that is trading at 65 to 66 lacs will be 7 mn miminum in price.
When a location gets some advantage over others, demand momentum is never dependent on other project demands. DHA & CDA sectors has bigger supply at different locations. But B-17 has limited supply of plots at the single location that has got a big advantage in the shape of MA. furthermore standard of b17 & I-15-16 has huge difference. i shall say the second one a village standard.
